Job description

EMG is seeking a full-time Maintenance Supervisor for a property in Downtown SLC.

Qualified candidates will have outstanding problem-solving and mechanical skills. If you are a high-energy individual with a desire to make a real difference in people's lives and a commitment to exceeding residents' expectations, then this is the job for you! The maintenance technician background prefers experience in carpentry, maintenance, or similar fields. The individual must have a professional appearance and strong communication skills to effectively inform residents and management of issues and solutions.

Responsibilities
  1. Organize and lead all maintenance staff.
  2. Demonstrate exemplary communication, professionalism, confidentiality, and customer service while providing maintenance expertise.
  3. Enforce Fair Housing guidelines.
  4. Report to Property Manager and Regional Management.
  5. Assist in achieving budget goals with Property Manager.
  6. Maintain property by investigating, resolving maintenance needs, work orders, inspecting units, completing repairs, planning renovations, and contracting repairs with management approval.
  7. Ensure the cleanliness and condition of amenities, office spaces, and clubhouses.
  8. Oversee general building maintenance, landscaping, and fire protection scheduling.
  9. Supervise contractor repairs and cleaning schedules.
  10. Create and complete work orders using Yardi or AppFolio.
  11. Maintain security systems and enforce policies to ensure property safety.
  12. Respond promptly to emergencies and be on call 24/7 for emergencies, ensuring availability and transportation.
  13. Secure property by maintaining lighting, fire alarms, entry systems, and doors.
  14. Conduct regular property walks, clean, remove trash, and ensure curb appeal.
  15. Inspect units after move-outs and prepare them for new residents using checklists.
  16. Properly document warranties, appliance replacements, inventories, and reports.
  17. Assist with moving dumpsters and perform power washing as needed.
  18. Perform seasonal snow removal and ice prevention.
  19. Follow policies, procedures, and risk management protocols, reporting hazards.
  20. Support resident retention and community events.
  21. Build and maintain good relationships with residents, vendors, and colleagues.
  22. Train team members and communicate policy updates.
  23. Maintain pool and hot tub cleanliness, chemicals, and logs.
  24. Use personal tools responsibly; tools are not reimbursed for loss or theft.
  25. Perform other duties as assigned.
Qualifications
  1. Proficient with hand and power tools.
  2. Ability to work in adverse weather conditions.
  3. High school diploma or equivalent.
  4. Ability to pass background and drug screening.
