Job summary

Somerset Pacific is seeking a dependable Maintenance Technician in Baton Rouge, LA to maintain the day-to-day condition of the apartment community, handle resident service requests, and prep vacants for occupancy. You will perform basic plumbing, electrical, carpentry, painting, and appliance repairs while providing courteous service to residents.

The role involves preventative maintenance, tool and inventory upkeep, and may include after-hours/on-call rotation.

Qualifications

• Previous apartment, residential, commercial, or general maintenance experience is preferred.
• Working knowledge of basic plumbing, electrical, carpentry, painting, appliance repair, and general maintenance practices is preferred.
• Ability to troubleshoot problems and determine appropriate solutions within the scope of the position.
• Dependable attendance and punctuality.
• Strong time-management and organizational skills.
• Ability to work independently and prioritize multiple service requests and projects.
• Ability to safely operate common maintenance tools, equipment, and machinery.

Responsibilities

• Complete resident maintenance service requests accurately and in a timely manner.
• Prepare vacant apartments for new residents through the make-ready process.
• Perform basic plumbing repairs, including repairing leaking faucets, replacing washers and seals, and clearing clogged drains.
• Perform minor electrical work that does not require a licensed electrician, such as replacing light bulbs, fixtures, and fuses.
• Assist with minor carpentry and general property repairs.
• Complete painting, staining, varnishing, and surface preparation as needed.
• Assist with appliance troubleshooting and basic repairs.
• Repair or replace flooring, window coverings, and other apartment components as needed.
• Schedule and complete preventative maintenance.
• Maintain, clean, and inspect tools, machinery, and maintenance equipment to ensure proper working condition.
• Maintain appropriate inventory of maintenance supplies and equipment.
• Assist with monitoring work completed by outside vendors and contractors.
• Perform groundskeeping duties, including picking up trash, maintaining dumpster and curb areas, mowing, weed control, landscaping, and snow removal as applicable.
• Install and repair sprinkler components as needed.
• Inspect and maintain building and HVAC-related equipment within the scope of the position.
• Inspect fire extinguishers and report safety or maintenance concerns.
• Maintain pool and spa areas when applicable to the property.
• Promptly report unusual property conditions, damage, safety concerns, or other significant issues to the Community Manager.
• Follow all company safety procedures and applicable local, state, and federal safety requirements.
• Maintain a professional and courteous attitude when interacting with residents, coworkers, vendors, contractors, and management.
• Complete additional maintenance projects and property-related duties as assigned.
• Participate in the property's after-hours/on-call maintenance rotation as scheduled.
