Job summary

Brownstone Residential LLC in Shreveport, LA is seeking an experienced Property Manager to oversee the day-to-day operations of our apartment community. You will lead on-site staff, sustain high occupancy, and ensure compliance with LIHTC and HOME guidelines.

You will manage budgets, rent collection, reporting, and property inspections while coordinating emergency coverage and maintaining strong resident relations.

Qualifications

• Minimum 2 years of residential property management and supervisory experience.
• Knowledge of LIHTC/Section 42 and affordable housing compliance and Fair Housing laws.
• Proficiency with property management software (RealPage or OneSite preferred).
• Solid grasp of basic accounting, budgets, and financial reporting.

Responsibilities

• Oversee daily community operations, staff supervision, leasing activity, and resident relations.
• Direct and support on-site personnel, including leasing agents, maintenance supervisors, porters, and admin staff.
• Ensure 100% compliance with Fair Housing laws, LIHTC, and HOME program regulations.
• Collect rent, process security deposits, manage bank deposits daily, and handle delinquent accounts.
• Conduct weekly property inspections with the maintenance supervisor and routine interior unit inspections.
• Review and approve applications, leases, move-in/out docs, and annual recertifications.
• Monitor operating statements, control expenditures, and assist in annual budgets.
• Maintain records and reporting within property management software.
• Coordinate after-hours response for property emergencies.
