Job summary

GCHP is seeking a Property Manager to oversee day-to-day operations and financial performance of designated communities, delivering high levels of resident service and maintaining asset value.

The role requires experience with tax credit sites, budget management, vendor relations, and strong leadership. Proficiency in OneSite and COS/LIHTC/ARM certifications are preferred. This on-site role emphasizes KPI achievement and tenant relations.

Qualifications

• Hands-on experience in managing tax credit sites and affordable housing tenants.
• Career progression in affordable housing with a track record of successful property management.
• Strong knowledge of property maintenance, budget management, marketing, and asset value preservation.
• Proficiency in OneSite Property Management software.
• COS, LIHTC, and ARM certification strongly preferred.

Responsibilities

• Collect rents and make daily bank deposits.
• Prepare delinquency reports and monthly cash receipt summaries.
• Achieve or exceed KPI goals related to occupancy, expenses, NOI, etc.
• Process invoices daily and report any overages to supervisor.
• Manage petty cash and monthly reimbursements.
• Send late and non-renewal notices; file evictions timely.
• Negotiate and order supplies/services to balance cost and quality.
• Conduct staff training, coaching, and disciplinary actions as needed.
• Perform performance reviews as scheduled.
• Foster cooperation, enthusiasm, teamwork, and customer satisfaction.
• Maintain organized property offices.
• Administer lease processes from move-in to move-out.
• Oversee overall property operations and inspections.
• Monitor vendor relationships to ensure cost-efficient services.
• Market and advertise properties to maximize occupancy.
