Job summary

POAH Communities is seeking a Property Maintenance Technician to join Flat 9 (Whittier) in Boston, MA. The role focuses on insuring a safe, secure and comfortable living environment for residents and staff, with hands-on maintenance tasks and on-call flexibility.

Responsibilities

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Being knowledgeable of pertinent laws and EPA and OSHA regulations.
• Being aware of the condition of apartment property and initiating action to correct unsafe conditions.
• Scheduling and performing routine preventative maintenance on equipment.
• Performing work area clean-up and safety duties.
• Diagnosing and performing minor maintenance/repairs.
• Ensuring all make-ready repairs and services are completed.
• Inspecting and coordinating needed make-ready repairs and services.

ABOUT THE ROLE

POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician. This individual will be a bright and dynamic leader with hands-on experience. Flat 9 at Whittier. The Occupancy Specialist will assist with property management tasks, including HUD Section 8 and LIHTC certifications. The first two phases of The Flat 9 at Whittier redevelopment was a collaboration between POAH, Madison Park Development Corporation and the Boston Housing Authority to redevelop the Whittier Street Apartments site in the Roxbury neighborhood of Boston. Originally built in the early 1950s, the Whittier Apartments were home to 200 public housing families. Phase three, The Amp at Flat 9, is a collaboration with the Boston Housing Authority that added market rate rentals to the redevelopment. Building on its rich heritage of this vibrant neighborhood, the award-winning Flat 9 at Whittier is an attractive, sustainable rental and homeownership community at the corner of Tremont, Ruggles and Whittier Streets. The development creates a livable site with outdoor play spaces, a mix of building types to accommodate diverse family needs, and new streets to re-integrate the site into the broader neighborhood. In December 2016, HUD awarded a $30 million Choice grant to support the housing development, resident support services and the surrounding neighborhood. ABOUT YOUR IMPACT

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Being knowledgeable of pertinent laws and EPA and OSHA regulations.
• Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.
• Scheduling and performing routine preventative maintenance on all appropriate equipment.
• Performing work area clean-up and safety related duties.
• Diagnosing and perform minor and routine maintenance/repairs.
• Insuring all make-ready repairs and services are completed.
• Inspecting and helping coordinate all needed make-ready repairs and services.
• Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.

ABOUT YOU

• Must have at least 1 year experience in apartment maintenance.
• High School diploma or GED required. HVAC certification preferred.
• Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.
• Must be able to work a flexible schedule with weekends and on-call basis as necessary.
• Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices.
• Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.
• Must be able to work in all weather conditions.
