Job summary

Lockwood Management is seeking an Occupancy Specialist in Ypsilanti, MI. This full-time role supports property occupancy, ensures compliance with Tax Credit MS HDA and company policies, and handles tenant documentation, re-certifications, and rent processes.

Responsibilities include creating a resident-focused service culture, managing waitlists, conducting market surveys, coordinating interviews, and communicating with the Community Manager to maintain occupancy.

Qualifications

• High School Diploma or GED required.
• Minimum of 3 years of experience in Tax Credit affordable housing including experience in processing re-certifications.
• Certifications including but not limited to TCS, CPO, COS or NALP.
• Yardi software experience is preferred.

Responsibilities

• Create and maintain a customer centered service culture by demonstrating proactive hospitality with prospects, residents, family members and fellow community associates.
• Send out renewal and re-certification notices on time as required.
• Process re-certifications in a timely manner to avoid termination of assistance.
• Process close out items timely to avoid HAP termination.
• Process evictions compliant with policy.
• Follow the tenant selection criteria policy not to supersede HUD rules and guidelines.
• Effectively communicate with residents regarding guidelines for proper and accurate reporting.
• Communicate with the Community Manager weekly regarding pending Interim Re-Certifications and HUD repayments.
• Distribute rent increase notices in a timely manner and in accordance with policy.
• Maintain waitlist according to waitlist guidelines and procedures.
• Set up interviews with residents for any re-certification issues.
• Ensure each apartment is ready for occupancy and distribute keys and handbooks at lease signing.
• Conduct market surveys and shop competitive apartment communities as directed by the Community Manager.
• Seek out new residents by community outreach and networking.
• Adhere to all local, state and federal laws applicable to leasing and income requirements.
• Assist the Community Manager in resident relations programs and training.
• Participate in company-sponsored continuing education and training.
• Assist Community Manager with other tasks as needed.
• Maintain clear lines of communication.
