Job summary

FTG Development is seeking a Commercial and Contract Manager to join a luxury mixed-use hotel and residences project in Türkiye. You will oversee all commercial and contractual activities from tender through to final accounts, ensuring value, risk control and timely payments.

Reporting to the Project Director, the role requires leadership on contract strategy, cost control, variations, and claims, with a strong command of Turkish and English and experience on large-scale developments.

Qualifications

• Degree in Civil Engineering, Quantity Surveying, or Construction Management.
• 10+ years in contract/commercial management; 3+ years leading on a major project.
• Full lifecycle experience from tender to final account and handover.
• Experience on large hospitality/residential/mixed-use developments on the developer side.

Responsibilities

• Develop contract strategy and specify contract types.
• Draft and finalize contracts with main contractor, subs, consultants, and suppliers.
• Administer contracts; manage notices, time bars and obligations.
• Assess variations, extensions of time, and claims for the employer.
• Own the project budget; track commitments, forecast final cost and cash flow.

About the Role

FTG Development is seeking a Commercial and Contract Manager to join the project team of a luxury mixed-use hotel and residences development in Türkiye. Reporting to the Project Director, you will be responsible for the commercial and contractual management of the project, including contract administration, cost control, progress payments, variations and claims, through to final accounts and close-out.

Responsibilities

• Develop the project's contract strategy, including package breakdown and contract types.
• Draft and finalize contracts with the main contractor, specialist subcontractors, consultants, and suppliers.
• Administer all project contracts, ensuring notices, time bars and obligations are managed on time.
• Assess and negotiate variations, extension of time requests, and contractor claims, protecting the employer's position.
• Own the project budget; track commitments, forecast final cost and cash flow, and report variances.
• Review and certify monthly progress payments, price adjustments, and materials on site.
• Drive value engineering and cost-saving initiatives without compromising quality or the program.
• Agree final accounts with all contractors; manage retentions, bonds, guarantees, and the defects liability period.
• Prepare monthly commercial reports for management and lead the project's Quantity Surveyor(s) and cost control staff.

Qualifications

• Bachelor's degree in Civil Engineering, Quantity Surveying or Construction Management.
• Minimum 10 years of experience in contract and commercial management, including at least 3 years leading the commercial function on a single major project.
• Full project lifecycle experience, from tender and award through to final account and handover.
• Experience on large-scale hospitality, residential, or mixed-use developments, preferably on the developer/employer side.

Required Skills

• Strong working knowledge of FIDIC and Turkish private-sector construction contracts; lump-sum and unit-price.
• Solid command of progress payments, BOQs, cost/value reconciliation, and cash flow forecasting.
• Strong negotiation skills and sound commercial judgment.
• Fluent Turkish and English.
• Training in FIDIC or construction contract law, or RICS membership.
• Familiarity with cost control or ERP tools.
