Job summary

HKM HR Management Pte. Ltd. is seeking an experienced engineering leader to oversee maintenance, servicing, and add-on works across building systems.

You will plan maintenance schedules, supervise engineers and technicians, and coordinate with customers to ensure timely, high-quality service. The role requires a diploma or degree in engineering and at least 5 years of relevant experience, with familiarity in BMS, security, CCTV and fire alarm systems.

Qualifications

• Diploma or Degree in Engineering or related discipline.
• Minimum 5 years of relevant experience in service, maintenance, or facilities management.
• Experience with BMS, security, CCTV, and fire alarm systems is advantageous.

Responsibilities

• Oversee and manage maintenance, servicing, and add-on works with customer meetings, site coordination, work planning, and supervision.
• Develop and manage maintenance schedules to meet timelines and service standards.
• Review service reports for accuracy to support quotations, invoicing, and follow-up.
• Coordinate and assign Engineers and Technicians to customer breakdown calls for timely resolution.
• Monitor spare parts and equipment procurement to support maintenance and breakdowns.
• Supervise subcontractors and ensure compliance with company procedures, safety and quality standards.
• Negotiate pricing and terms with suppliers to ensure cost-effectiveness and budgets.
• Maintain minimum stock levels for spare parts and materials.
• Provide day-to-day technical and operational supervision to engineers and technicians.
• Engage with customers on service-related matters and follow up on invoicing issues.
• Forecast manpower needs based on schedules and workload.
• Coordinate with project teams on handover, system transition, and post-project maintenance.
• Identify training needs and organise technical training for service personnel.
• Ensure proper documentation and communication of service activities and issues.

Responsibilities

• Oversee and manage maintenance, servicing, and add-on works, including customer meetings, site coordination, work planning, and supervision.

• Develop and manage maintenance schedules, ensuring all planned works are completed within the required timelines and service standards.

• Review and verify service reports to ensure accuracy and completeness for quotation preparation, invoicing, customer follow-up, and rectification works.

• Coordinate and assign Engineers and Technicians to customer breakdown calls, ensuring timely response and effective resolution of service issues.

• Monitor and follow up on spare parts and equipment procurement, ensuring parts are available to support maintenance and breakdown requirements.

• Supervise subcontractors and ensure all works are carried out in accordance with company procedures, safety requirements, and quality standards.

• Negotiate with suppliers and service providers on pricing and commercial terms to ensure cost-effectiveness and adherence to budget.

• Monitor and maintain minimum stock levels for spare parts, equipment, and other essential service materials.

• Provide day-to-day technical and operational supervision to Engineers and Technicians, ensuring work is completed efficiently and to the required standards.

• Work closely with customers to address service-related matters and follow up on outstanding payments and invoicing issues where required.

• Forecast manpower requirements based on maintenance schedules, breakdown workload, and upcoming projects to ensure adequate resources are available.

• Coordinate with Project Teams on project handover, system transition, and post-project maintenance requirements.

• Identify training needs and organise technical and operational training to enhance the knowledge and capabilities of service personnel.

• Ensure proper documentation and communication of service activities, work progress, and outstanding issues.

• Perform other duties and responsibilities as assigned by Management.

Requirements

• Diploma or Degree in Engineering or a related discipline.

• Minimum 5 years of relevant experience in service, maintenance, engineering, or facilities systems management.

• Experience in one or more of the following areas will be an advantage:

  • Building Management Systems (BMS)

  • Security, Access Control & CCTV Systems

  • Fire Alarm Systems

• Strong leadership and people management skills, with the ability to supervise Engineers, Technicians, and subcontractors.
