Job summary

SPH Media is seeking a Senior Corporate Real Estate (CRE) Manager to lead the CRE team and manage SPH Media's corporate real estate portfolio in Singapore. You will drive end-to-end planning, forecasting, and control of CAPEX/OPEX while coordinating with internal teams and external vendors on infrastructure upgrades and space planning.

You will oversee lease management, site selection, and portfolio administration with a focus on cost optimization and governance.

Qualifications

• Minimum 8–10 years’ experience in corporate real estate or facilities.
• Proven track record in budgeting CAPEX/OPEX and governance.
• Experience managing cross-functional senior stakeholders and vendors.
• End-to-end CRE lifecycle including site selection, lease, and portfolio admin.

Responsibilities

Job description

The Senior Corporate Real Estate (CRE) Manager is part of a wider Workplace Development and Services

Division, reporting directly to the Vice President. The Senior CRE Manager is responsible for leading the CRE team and managing the corporate real estate of SPH Media.

Key Responsibilities:

• Direct end-to-end planning, forecasting, and control of property-related Capital Expenditure (CAPEX) and Operational Expenditure (OPEX).
• Plan and execute building infrastructure facilities/system upgrading projects involving internal teams and external vendors.
• Manage all property enhancement initiatives.
• Collaborate with relevant divisions to provide required inputs to support new or evolving workplace needs/plans.
• Oversee intake, feasibility assessment, and allocation for space requests—primarily within News
• Centre—and manage end to end interior fit out projects.
• Maintain accurate space utilization tracking models to ensure precise, fair internal cross charging and spatial accounting across all business divisions
• Oversee the accurate internal charging of space utilization to respective divisions.
• Track and manage end to end process related to internal and external leases that SPH Media engages in.
• Experience and familiarity in JTC lease management process is a plus.
• Continuous review of existing process and seek out opportunities for enhancements to improve efficiency and effectiveness.
• Participate in initiatives/projects as required.

Who are we looking for:

• Minimum 8 - 10 years’ experience and degree in related field, including project management.
• Proven track record in developing, forecasting, and managing substantial Capital Expenditure (CAPEX) and Operational Expenditure (OPEX) budgets, ensuring cost optimization, financial governance, and strategic resource allocation across projects.
• Demonstrate ability to manage cross-functional senior executive stakeholders, vendors management.
• Extensive experience across the commercial real estate lifecycle—including site selection, lease
• negotiation, and portfolio administration—paired with strong operational discipline in driving end-to-end internal corporate procurement processes (RFP management, vendor bidding, Purchase Order issuance, and compliance with company purchasing policies for design, build, and workplace
• services)
• Experience in leading a team.
• Technical capability and practical familiarity with space planning software and workplace design tools, specifically AutoCAD, space management platforms, and enterprise CRE management systems.
