Job description

We are seeking an experienced Real Estate Project Specialist to lead end-to-end real estate initiatives across our property portfolio, managing complex projects from initial concept through design, procurement, construction, and post-implementation review. In this role, you will act as a key project lead and strategic advisor, collaborating with cross-functional teams, senior stakeholders, and external partners to deliver functional workplace solutions, optimize space utilization, and drive seamless project delivery aligned with budget, timeline, and compliance standards.

Key Responsibilities:
  • Direct corporate real estate initiatives across every phase, including scope definition, feasibility analysis, business case formulation, vendor selection, design, construction, relocation, handover, and post-implementation reviews.
  • Act as the accountable project lead, driving delivery across timelines, budget management, risk control, interdependencies, quality standards, and overall outcomes.
  • Translate business operational needs into functional strategies for workplace design, occupancy, and real estate usage.
  • Construct detailed project master plans, budget allocations, delivery schedules, governance frameworks, and stakeholder engagement plans.
  • Direct multi-disciplinary project teams while coordinating internal business units, property owners, external consultants, contractors, suppliers, and professional advisors.
  • Author clear, analytical recommendations and decision proposals for senior management review and sign-off.
  • Direct commercial and contractual operations, including RFP/tendering processes, contractor performance management, scope variations, cost control, and contract negotiations.
  • Identify, track, and mitigate project risks, issues, and dependencies, escalating critical matters promptly alongside actionable resolution strategies.
  • Ensure all projects comply with relevant standards for health and safety, accessibility, sustainability, information security, operational resilience, and internal controls.
  • Oversee metrics related to portfolio performance, space utilization, occupancy trends, workplace requirements, and property-related expenses.
  • Support strategic lease events, office moves, facility renovations, site consolidations, fit-out works, and general portfolio optimization strategies.
  • Maintain comprehensive and precise documentation for all projects, finances, contracts, and property assets.
  • Drive enhancements in project management standards, governance practices, reporting metrics, and stakeholder experiences.
  • Foster collaborative working approaches, ensuring diverse stakeholder perspectives are actively integrated into decision-making.
Requirements:
  • A Bachelor's degree or professional qualification in Real Estate, Property Management, Construction, Project Management, Business, or a related field is preferred.
  • At least 5 years of professional experience in corporate real estate, workplace strategy, facilities management, property, or project/program management.
  • Demonstrated capability to independently run real estate projects from initial scoping through project completion.
  • Hands-on experience overseeing multiple concurrent workstreams or projects, ideally across a diverse or sizable property portfolio.
  • Solid understanding of commercial real estate operations, workplace planning, lease administration, fit-outs, moves, and property operations.
  • Practical experience managing project timelines, budgets, procurement workflows, vendor contracts, and external consultants.
  • Ability to collaborate effectively with senior leadership and articulate recommendations clearly and concisely.
  • Industry-recognized credentials (such as RICS, PMP, PRINCE2, or equivalent) are advantageous.
