YTL Starhill Global Property Management Pte Ltd is seeking a hands-on Property Operations professional to oversee Wisma Atria's building operations, tenancy coordination, contractors and projects, ensuring high standards.
You will manage day-to-day operations, maintenance, tenancy fit-out and approvals, and coordinate with tenants, MCSTs and service providers while monitoring budgets and compliance with safety regulations.
Be part of the Property Operations team to ensure the efficient operation and maintenance of Wisma Atria. We are looking for a hands‑on and independent individual with strong commercial property management experience to oversee building operations, tenancy coordination, contractors and projects while maintaining high operational standards.
Manage the day-to-day operations of the property, including common areas, facilities and car park operations, ensuring a safe, efficient and well‑maintained environment.
Oversee preventive and corrective maintenance of building services and facilities, including ACMV, electrical, plumbing, fire protection systems, lifts and escalators.
Manage outsourced service providers and contractors, including M&E, security, housekeeping, landscaping and pest control, ensuring service quality and contractual compliance.
Oversee office and retail tenancy matters, including fit‑out, renovation, reinstatement, builders' works and feasibility assessments, ensuring compliance with approved guidelines and statutory requirements.
Coordinate with tenants, consultants, MCSTs and internal stakeholders on operational, facilities and tenancy-related matters.
Prepare and monitor operational budgets, contract renewals, purchase orders and maintenance expenditure, while identifying opportunities for cost optimisation.
Maintain records of building services, utilities, technical drawings and operational documentation.
Manage reportable insurance incidents and coordinate with insurers, contractors and relevant stakeholders until case closure.
Ensure timely renewal of statutory licences, permits and certifications, including coordinating annual fire safety inspections and pre‑testing.
Conduct feasibility studies and manage renovation, A&A and asset enhancement projects from planning through completion, ensuring works are delivered safely, on schedule and within budget.
Ensure compliance with statutory requirements, workplace safety, environmental regulations and company policies.
Undertake any other duties assigned by the Head of Department.
Diploma or Degree in Estate Management, Facilities Management, Building Services, Engineering or a related discipline.
Minimum 5 years of relevant experience in property or facilities management in a retail mall environment is preferred. Candidates with only residential and/or industrial experiences need not apply/will not be considered.
Strong knowledge of building operations, M&E systems and statutory compliance.
Experience managing contractors, maintenance contracts and tenancy fit-out works.
Hands‑on, independent and able to work with minimal supervision.
Strong problem‑solving, communication and stakeholder management skills.
AutoCAD knowledge and Fire Safety Manager (FSM), WSH or Green Mark‑related certifications will be an advantage.
