Job description

Build great spaces. Keep them at their best.

At The Working Capitol, we believe great spaces make great things happen.

We're more than a place to work. We create thoughtfully designed spaces that bring people together, spark ideas and make the everyday a little better. From the way a room feels to the way a community comes together, we believe the details matter.

We're part of Triple P Group, a Singapore-based group of businesses working across real estate, hospitality and placemaking. Together, we're rethinking how spaces are designed, managed and experienced, with people, place and purpose at the heart of what we do.

We're a hands-on, collaborative team that values good ideas, thoughtful execution and people who take ownership of what they do. As we continue to grow, we're looking for people who care as much about how things work as how they look.

The Role

Great spaces don't happen by accident. They're built with intention, maintained with care and made better by people who take pride in the details. We're looking for a Facilities & Projects Manager to help bring our spaces to life and keep them running at their best.

You’ll own the full journey, from delivering new sites and refurbishments to ensuring our existing spaces are safe, efficient and beautifully maintained. One day you might be managing a major fit-out; the next, solving an unexpected facilities issue or finding a smarter way to run our buildings.

This role reports to our COO and works closely with ourDesign Manager, Community and Finance teams to ensure projects are delivered on time, within budget and to specification, while keeping our existing facilities running smoothly. It’s a fast-paced, hands‑on role managing vendors, contractors, subcontractors and in‑house teams through tight deadlines, quick turnarounds and unexpected challenges. You’ll need to think on your feet, troubleshoot as you go and keep things moving. No two days are the same, but seeing the before‑and‑after transformations and knowing you made them happen makes it all worthwhile.

What You'll Do

Bring New Spaces to Life

  • Lead multiple fit‑out and refurbishment projects, from feasibility studies and site due diligence through to handover and the defects liability period.
  • Develop project schedules, budgets and cost plans, supporting the COO with realistic capital expenditure and timeline estimates for new sites.
  • Partner with our Design Manager to translate creative concepts into buildable, cost‑effective specifications without compromising on quality.
  • Lead tenders and manage main contractors, consultants and specialist trades.
  • Coordinate landlord approvals, authority submissions and permits, including BCA, SCDF and URA requirements where applicable.
  • Lead site meetings, track milestones, manage variations and keep everyone informed and aligned.

Keep Our Spaces at Their Best

  • Oversee planned preventive maintenance across all sites, including M&E systems, ACMV, lifts, fire safety systems, plumbing, lighting and furniture.
  • Troubleshoot and resolve facilities issues efficiently, establishing clear service levels and escalation processes for our Community teams.
  • Manage outsourced services including cleaning, security, pest control and waste management, with clear performance standards and KPIs.
  • Ensure our spaces meet workplace safety, fire safety and landlord requirements, maintaining accurate records and certifications.
  • Plan for long‑term asset maintenance and replacement, keeping a comprehensive and up‑to‑date asset register.

Make the numbers and relationships work

  • Own project capex and facilities Op‑Ex budgets, reporting monthly variances to the COO.
  • Build strong relationships with reliable vendors and contractors, negotiating competitive pricing and fair contract terms.
  • Identify opportunities to improve energy, water and waste performance across our portfolio.
  • Track and report on project progress, maintenance performance and member‑facing issues, using insights to continuously improve how we operate.
What we’re looking for

We're looking for someone practical, resourceful and detail-oriented. Someone who can see the big picture without losing sight of the small things, and who takes ownership from start to finish.

The Essentials
  • 3–5 years of experience in project management or facilities management, with a track record of delivering projects end to end.
  • Experience delivering commercial interior fit‑outs in Singapore, ideally across offices, coworking, hospitality or retail.
  • Solid working knowledge of M&E systems and Singapore regulations, including BCA, SCDF and WSH requirements.
  • Confidence managing budgets, tenders, contracts and project variations.
  • Strong communication and stakeholder management skills, with the ability to work firmly, fairly and effectively with contractors and landlords.
  • A degree or diploma in Building, Facilities Management, Engineering, Project Management or a related discipline.
Even Better if you Have
  • Experience managing hospitality‑led or member‑facing spaces where service and operational standards are high.
  • A good eye for design, materials and finishing details.
What Success Looks Like

In your first year, you’ll have made a tangible difference to the way our spaces are delivered and managed.

  • New projects launched on schedule and within approved budgets.
  • Every site has a functioning planned maintenance programme, with compliance certifications kept current.
  • Our Community team experience faster fault resolution and fewer recurring facilities issues.
  • You’ve established a trusted network of vendors and standardised specifications that make future projects more efficient to deliver.
Compensation & Benefits
  • Monthly base salary of SGD 5,000–7,000, depending on experience, aligned with our transparent company‑wide Salary Bands.
  • Guaranteed 6% annual increase on base salary for the first three years within your band.
  • Be part of a business recognised as a Singapore Company of Good, certified B Corp, and a proud member of the Tripartite Alliance.
  • Enjoy company‑wide perks and benefits, including community events, team activities and wellness initiatives.
