Job summary

CBRE Asia Pacific Singapore is seeking an Assistant Facilities Manager (AFM) for Hard Services to support operation, maintenance and compliance of building systems across corporate offices. You will coordinate M&E, HVAC, plumbing, fire safety and critical infrastructure, while ensuring safety and high service standards.

This role focuses on managing contractors, scheduling planned maintenance, handling MAC activities, and maintaining clear governance with clients and stakeholders to ensure

Qualifications

• Experience in engineering, maintenance coordination or facilities management in corporate offices or hospitality environments.
• Strong understanding of hard services (M&E, HVAC, electrical, building systems).
• Experience managing contractors, vendors and KPI/SLA oversight.
• Knowledge of PPM scheduling, CAFM/CMMS systems and documentation.
• Excellent communication and stakeholder management skills.

Responsibilities

• Coordinate day-to-day building maintenance including M&E, HVAC, plumbing, fire safety and building fabric systems.
• Manage PPM schedules, liaise with contractors, and keep maintenance records up to date.
• Act as liaison for hard services contractors and vendors, manage onboarding, permit-to-work and RAMS reviews.
• Support MAC moves and changes, governance meetings, and coordinate with IT, security and workplace teams.
• Prepare maintenance reports and assist with budget tracking and cost reporting related to hard services.
