Job summary

CTM Facilities Management Pte Ltd is seeking an experienced Facilities Manager to lead day-to-day IFM operations in Singapore. You will supervise hard and soft services teams, ensure preventive and corrective maintenance, and oversee ACMV/HVAC, electrical, fire protection and BMS systems.

The role requires strong KPI governance, safety compliance, and seamless tenant service delivery. You will drive continuous improvement, coach the team, and prepare performance reports for client reviews,

Qualifications

• Bachelor's degree in architecture, engineering or FM recognised by PEB/BOA.
• Minimum 12 years post-degree experience in Facility Management.
• Valid SCDF Fire Safety Manager certification.
• Green Mark Accredited Professional certifications advantageous.

Responsibilities

• Manage day-to-day facilities operations for smooth delivery of IFM services.
• Lead and supervise hard and soft services teams including subcontractors.
• Ensure preventive, corrective and breakdown maintenance is completed promptly.
• Oversee ACMV/HVAC, electrical, fire protection, BMS and other building systems.
• Monitor KPIs/SLAs and take corrective actions when required.
• Handle tenant requests, complaints and feedback with timely resolution.
• Ensure compliance with statutory, licensing, WSH and safety requirements.
• Manage incidents, emergencies and service disruptions; support business continuity.
• Conduct site inspections, drive preventive measures, cost optimization and continuous improvement.
• Coach facilities team and ensure effective manpower deployment.
• Prepare operational and performance reports and review with clients.

Job description

(a) Manage the day-to-day facilities operations, ensuring smooth, safe and effective delivery of all IFM services.

(b) Lead and supervise hard and soft services teams, including technical staff, cleaners, subcontractors and service providers.

(c) Ensure all planned preventive, corrective and breakdown maintenance activities are completed promptly and effectively.

(d) Oversee the operation and maintenance of ACMV/HVAC, electrical, fire protection, BMS and other building systems.

(e) Monitor service delivery against KPIs, SLAs, contractual requirements and quality standards, taking corrective action where required.

(f) Manage tenant requests, complaints and feedback, ensuring timely resolution and high service standards.

(g) Ensure compliance with applicable statutory, licensing, WSH and safety requirements, including contractor safe work practices.

(h) Manage incidents, emergencies and service disruptions, and support emergency preparedness and business continuity activities.

(i) Conduct regular site inspections and drive preventive measures, cost optimisation, productivity and continuous improvement initiatives.

(j) Coach and guide the facilities team, ensuring effective manpower deployment, performance and service quality.

(k) Prepare operational and performance reports and lead/participate in regular reviews with clients and stakeholders.

(l) Perform any other related duties as assigned by the superior/management.

Requirements

• Bachelor's degree in archictecture, engineering or Facilities Management or its equivalent, recognised by PEB or BOA.

• Min. 12 years of post-degree experience in a related Facility Management, preferably in an IFM environment or its equivalent

• Possess a valid certification from SCDF as a Fire Safety Manager or Senior Fire Safety Manager.

• Possess a valid Singapore Certified Energy Manager certification; or Green Mark Accredited Professional (Facilities Management) course; or Green Mark Accredited Professional (Facilities Management) certification will be an added advantage.
