Job summary

GMP Technologies (S) Pte Ltd is seeking a Building Manager to lead a team of Executives in overseeing building operations, including M&E systems, cleaners, security, and landscaping. You will ensure quality from vendors, perform regular inspections, and drive maintenance and safety improvements.

The role requires a recognised degree in facilities/building management and at least 5 years in a similar capacity, with strong leadership and customer-service orientation.

Qualifications

• Recognised degree in Facilities / Building Services / Building Management, or equivalent.
• At least 5 years of working experience in a similar capacity.
• Strong leadership and good interpersonal and communication skills.
• Customer service oriented with a positive attitude.
• Certified Senior Fire Safety Manager would be an advantage.

Responsibilities

• Lead a team of Executives in managing building operations and facilities, including outsourcing services (M&E, cleaners, security, landscapes, pest control).
• Manage, supervise, and check the quality of work delivered by team and vendors.
• Conduct regular inspections of M&E systems and building condition; coordinate rectifications.
• Prepare management reports, contract reviews, and vendor performance evaluations.
• Prepare and evaluate quotations and tenders for maintenance, repairs, and replacements.
• Drive sustainable initiatives aligned with Green Mark standards.
• Coordinate fire safety drills and SCDF-compliant audits and CERT training.
• Manage budget for Operations and Capital Expenditures and liaise with authorities.
• Handle tenancy matters including fit-out/renovation/reinstatement and tenant feedback.

About the job Building Manager | Central

• Lead a team of experienced Executives in managing the building operations and facilities, including outsourcing services e.g. M&E system, cleaners, security, landscapes and pest control etc.
• Manage, supervise, and check the quality of work delivered by the team and vendors. Ensure that routine maintenance works and services are carried out according to contract requirements.
• Conduct regular inspections to ensure that the building, including all M&E systems, is in good condition. Follow up with rectifications and make recommendations.
• Prepare management reports, contract reviews, and vendor performance evaluations.
• Prepare, call, evaluate, and administer quotations and tenders for preventive and corrective maintenance, repairs and replacement works, services, and supplies. Advise on selecting suitable vendor specialists and award such quotations and tenders.
• Drive sustainable initiatives with a good understanding of Green Mark requirements and standards.
• Conduct fire evacuation drills and tabletop exercises in compliance with SCDFs regulations, including CERT training and audit by the Singapore Civil Defence Force (SCDF).
• Budget control and yearly preparation of budget for Operations and Capital Expenditures
• Liaise with all relevant authorities on the Building, apply and obtain all necessary licenses and certificates. Manage and maintain proper records, files, correspondence and documents.
• Maintain good rapport with tenants and manage all tenancy matters, including fit-out/renovation/reinstatement and their feedback and requests.
• Attend to any other duties as and when required by the Management.
