CBRE Asia Pacific is seeking a proactive Estates Management professional to support a Financial Institution client in Singapore. You will manage day‑to‑day operations, valuation processes, inter-recharges and tax matters, while collaborating with finance and other functions to ensure timely reporting and audit readiness.

You will engage with clients to translate needs into actions, lead cross-market valuation and portfolio support tasks, and drive process improvements across the portfolio.

• Qualifications in Real Estate or Finance
• Basic understanding of valuation principle
• Open to fresh graduate who are keen to learn about corporate real estate and portfolio management process
• Attention to details especially with numbers and accustomed to repetitive processes
• Prefer supporting role instead of frontline transaction role
• Good interpersonal skills with positive attitude
• Strong communication and analytical skills (both verbal and written), with the ability to respond and present findings or strategy effectively
• Ability to ensure availability and responsive to client’s, landlord’s, and management’s requests or queries on a timely basis
• Proactively managing customer relationships
• Fluency in English and local language is a plus
• Ability to work independently with minimal supervision in addition to being a team player
• Proactive self-starter with a curious mind set to bring positive change to the team
• Presents solutions to problems, escalating in a timely manner where necessary.
• Good time management and multitasking skills, (1) able to work with accuracy under pressure and meet deadlines and (2) start to show understanding on how to manage concurrent tasks in parallel and prioritise accordingly
• Skilled in Microsoft excel and other Microsoft office tools such as MS Powerpoint

Mansioni

• Work within the day-to-day operations of the Estates Management function, ensuring they deliver to time all necessary reporting, portfolio supporting tasks and financial reporting requirements.
• Interface directly with the Client to understand and interpret the Client’s needs, the demands and changes within their broader business environment, and investigate and advocate how CBRE can best support the Client.
• Primarily, the go-to person for valuation, valuation empanelment, inter-recharge for the business and taxation related queries
• A portfolio support role for the clients in matters relating to internal portfolio management process
• Lead the annual end-to-end market valuation process for Singapore and USA including and not limiting to activating the valuation process with the valuers, arrange physical inspection when needed, review and challenge all the reports, submit it for approval and update the relevant systems or functions
• For the rest of the markets, the candidate will collate, check and seek to understand the variance of the reports and submit for approval accordingly.
• To empanelment the relevant valuers in each market, collate the registrations, check professional insurance certifications and update the information into client’s system.
• To review the property tax sent from IRAS for the portfolio in SG only. Collect the information, submit objections to IRAS when needed, submit the payable tax to finance for payment and recover the necessary tax from the respective tenants.
• Act as the internal landlord, record the utilization area by each business units and charge them accordingly to such usage on a monthly basis. Coordinate with finance department on the inter-recharge to each of the business units within the bank. Update the file based on the approved budget rate on a yearly basis.
• Participate in the audit process and ensure the team is audit ready at all times
• Assist in the budget and forecasting process when needed.
• Involve in special projects which are related to portfolio or any other matter
• Liaise with other functions within the client’s function for portfolio issue, data or finance related matters
• Any ad hoc process or task allocated by the account lead when necessary
