Job summary

Premier Property Consultancy Pte. Ltd. is seeking a Property Manager to lead the TOP process for new condominium developments and coordinate handovers to MCST management in Singapore.

You will oversee defect management, DLP activities, and establish maintenance programs before estate handover. The role requires 3–5 years of condo management experience, strong knowledge of BMSMA and MCST operations, and robust leadership and communication skills.

Qualifications

• Diploma or Degree in Property Management, Building Management, Real Estate, or related field.
• Minimum 3–5 years of condominium management experience, with TOP project experience.
• Strong knowledge of BMSMA, MCST operations, and Singapore property management practices.
• Excellent leadership, communication, and stakeholder management skills.
• Proficient in Microsoft Office and property management systems.

Responsibilities

• Lead and manage the full TOP (Temporary Occupation Permit) process for newly completed condominium developments.
• Coordinate with developers, consultants, contractors, and authorities to ensure a smooth handover from project completion to MCST management.
• Organize defect management, common property inspections, and rectification works during the Defects Liability Period (DLP).
• Prepare and implement operational procedures, maintenance schedules, and service contracts prior to estate opening.
• Conduct Council meetings, Annual General Meetings (AGMs), and prepare meeting agendas and minutes.
• Manage the estate's operations, maintenance, security, cleaning, landscaping, and other service providers.
• Prepare and monitor the annual budget, expenditure, and financial performance of the MCST.
• Ensure compliance with the Building Maintenance and Strata Management Act (BMSMA), Fire Safety regulations, Workplace Safety & Health (WSH), and other statutory requirements.
• Handle residents' feedback, disputes, and enquiries professionally while maintaining high service standards.
• Lead and supervise the site management team to ensure efficient daily operations.
