Job summary

Dynamic Human Capital Pte Ltd in Singapore is seeking an experienced BMS Controls Manager to lead and manage BMS/BAS works for building services projects. You will own planning, coordination, implementation, testing, and commissioning of BMS controls to ensure safety, quality, and client requirements are met.

The role requires degree or diploma in Electrical/Building Services, 8+ years in BMS/BAS with 3+ years in a supervisory capacity, and strong knowledge of BACnet/Modbus.

Qualifications

Job Title: BMS Controls Manager

Building Services M&E Construction

About the Role

We're seeking an experienced BMS Controls Manager to lead and manage Building Management System (BMS) / Building Automation System (BAS) works for building services projects. You'll own the planning, coordination, implementation, testing, and commissioning of BMS controls works, ensuring all technical, project, safety, and quality requirements are met.

Key Responsibilities

• Manage and oversee the full scope of BMS controls works — design review, engineering coordination, installation, testing, commissioning, and handover

• Review project specifications, drawings, control schematics, points schedules, method statements, and technical submissions

• Coordinate closely with consultants, clients, main contractors, subcontractors, vendors, and internal project teams

• Lead technical discussions on BMS architecture, control strategies, integration requirements, communication protocols, and system interfaces

• Ensure proper coordination of BMS with ACMV, electrical, fire alarm, security, ELV, and other building services systems

• Monitor project progress, manpower planning, material delivery, site installation, and commissioning schedule

• Supervise subcontractors and vendors to ensure works align with approved drawings, specifications, safety requirements, and quality standards

• Review and resolve technical issues, site constraints, and coordination matters during execution

• Ensure timely submission of shop drawings, material submissions, inspection requests, testing records, and as-built documents

• Manage testing and commissioning activities, including functional performance testing, system integration testing, and client demonstrations

• Support project cost control, variation works, procurement planning, and progress claims where required

• Ensure compliance with company policies, workplace safety requirements, and project quality standards

• Provide guidance and technical support to engineers, supervisors, and project team members

Requirements

• Degree or Diploma in Electrical Engineering, Mechanical Engineering, Building Services, Controls Engineering, or related discipline

• Minimum 8 years' relevant experience in BMS / BAS / controls systems, with at least 3 years in a supervisory or managerial role

• Strong knowledge of BMS controls, system architecture, control logic, DDC panels, sensors, actuators, field devices, and system integration

• Familiar with BACnet, Modbus, LonWorks, KNX, or equivalent communication protocols

• Experience in large-scale commercial, infrastructure, industrial, healthcare, or institutional building projects an advantage

• Good understanding of ACMV systems and their control requirements

• Able to read and interpret technical drawings, control schematics, points lists, and project specifications

• Strong project coordination, problem-solving, and leadership skills

• Able to manage multiple stakeholders under tight project schedules

• Good communication and documentation skills

• Proficient in Microsoft Office and relevant BMS/controls software

• Singapore construction or M&E project experience preferred

• $6,800–$8,500/month + up to 3 months Variable Bonus (subject to company/individual performance) + Grade allowance

• All roles company wide operate on a 1 year renewable contract with perm staff benefits

• Working hours: Monday to Friday office hours
