Job summary

TOP BIM ENGINEERING PTE. LTD. is seeking a BIM Modeller to develop, update and maintain 3D BIM models for cleanroom, semiconductor and high-tech facilities in Singapore.

You will work with the BIM Coordinator and project teams to produce accurate, installation-ready models and drawings. The role emphasizes MEP and structural modelling, clash coordination and liaison with site teams to support on-site installation activities and documentation.

Qualifications

• Educational qualifications align with mechanical/electrical/building services and BIM.
• Proficiency in Revit is mandatory.
• Familiarity with AutoCAD and Navisworks Manage.
• Experience in reading drawings and coordinating MEP/BIM is preferred.

Responsibilities

• Create, update and maintain 3D BIM models for MEP and structural disciplines.
• Prepare layout, shop, installation, and as-built drawings with accurate details.
• Coordinate MEP services across disciplines and support clash detection activities.
• Produce drawings and 3D visualisations for site coordination and project requirements.
• Assist site teams and engineers with coordination and documentation tasks.

Job description

1. Position Summary

The BIM Modeller will be responsible for developing, updating and maintaining MEP BIM models and engineering drawings for cleanroom, semiconductor, ACMV/HVAC, process utility and industrial facility projects.

The successful candidate will work under the direction of the BIM Coordinator and collaborate with project engineers, BIM Engineers / Drafters and site teams to produce accurate, coordinated and installation-ready models and drawings.

2. Main Responsibilities

A. BIM Modelling & Drawing Preparation

• 3D BIM Modelling: Build, develop, maintain and update 3D BIM models.
• Engineering Drawing Preparation: Prepare and revise layout drawings, shop drawings, installation drawings, sections, elevations, details and as-built drawings.
• MEP and Structural Modelling: Model RC structure, ACMV/HVAC ductwork, mechanical piping, chilled water piping, electrical containment, lighting, distribution boards, plumbing and sanitary services, and other relevant MEP systems.
• Revit Families and Component Libraries: Develop and modify Revit families and component libraries for rebar structures, MEP equipment, fittings, fixtures and components.
• Layout and Coordination Drawings: Prepare RC rebar layouts, equipment layouts, M&E room layouts, riser diagrams, ceiling coordination drawings and utility routing drawings.
• Model Accuracy and Updates: Ensure BIM models and drawings are accurate and updated according to approved design information and project requirements.

B. BIM Coordination & Clash Detection

• Multidisciplinary BIM Coordination: Work under the BIM Coordinator's direction to support multidisciplinary coordination of building structures and MEP BIM models.
• Clash Detection and Reporting: Use Navisworks Manage to review models, identify clashes and assist in preparing clash detection reports.
• Clash Review and Resolution: Work with the BIM Coordinator, BIM Engineers / Drafters and project engineers to review clashes and implement agreed corrective actions.
• Model Updates and Issue Escalation: Update models and drawings following approved coordination decisions and escalat... unresolved clashes or technical issues to the BIM Coordinator.
• MEP Services Coordination: Coordinate MEP services with architectural, structural and other engineering disciplines, ensuring adequate routing space, installation clearances and maintenance access.
• Combined Services Drawing (CSD) Coordination: Support Combined Services Drawing (CSD) coordination and review congested areas, ceiling spaces, risers and plant rooms for constructability.

C. Site & Project Support

• Site Coordination Support: Attend site coordination meetings and assist in resolving MEP installation and coordination issues when required.
• Site Condition and Design Updates: Update models and drawings based on verified site conditions and approved changes.
• 3D Visualisations and Walkthroughs: Prepare 3D visualisations and walkthroughs for critical or congested areas when required.
• Tender and Quantity Take-Off Support: Assist with tender drawings, technical submissions, material quantity take-offs and bills of quantities (BOQ) when required.
• Drawing Revision and As-Built Documentation: Maintain drawing revisions and model records, and assist in preparing redline drawings and final as-built documentation.

3. Qualifications & Requirements

• Educational Qualifications: Higher Nitec, Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, BIM, Drafting or a related discipline.
• Mandatory Software Skills: Proficiency in Autodesk Revit is mandatory.
• Other Software Skills: Working knowledge of AutoCAD and familiarity with Navisworks Manage.
• Relevant Experience: Experience in MEP BIM modelling, drafting or coordination is preferred.
• Engineering Drawing Interpretation: Ability to read and interpret engineering drawings, MEP layouts, equipment drawings and project specifications.
• MEP and BIM Coordination Knowledge: Good understanding of MEP systems, 3D coordination, clash detection and installation requirements.
• Relevant Project Experience: Experience in cleanroom, semiconductor, industrial, pharmaceutical or high-technology facility projects will be advantageous.
• Communication and Time Management: Good communication skills, attention to detail and ability to work under the BIM Coordinator's direction and meet project deadlines.
