Qualifications

• Senior-level experience in site development, design, construction, or development management.
• Proven track record leading cross-functional due diligence for large-scale real estate or infrastructure projects.
• Strong understanding of zoning, permitting, entitlements, utility coordination, and environmental review processes.
• Experience developing entitlement, permitting, and utility strategies for project execution.
• Excellent organizational and project management skills.
• Experience procuring and managing consultant scopes, schedules, budgets, and deliverables.
• Strong written and verbal communication with executive stakeholders.
• Ability to work independently while collaborating with global teams.
• Multi-jurisdictional planning and permitting experience is desirable.
• Ability to travel across APAC and work across cultures.

Responsibilities

• Own regional due diligence, planning and permitting governance, sequencing and process, continuously improving due diligence and entitlement activities.
• Lead and coordinate all technical due diligence, site feasibility, and development readiness for potential site acquisitions globally.
• Own the technical and commercial assessment of prospective sites within Preconstruction, identifying constraints, risks, opportunities, and costs.
• Assist the Acquisitions team by providing technical input for market evaluations.
• Review seller materials for accuracy, completeness, and risks.
• Develop and execute strategies for entitlements, permitting, and utility connections.
• Engage internal teams and consultants to assess project risks, permitting requirements, and schedules.
• Collaborate to consolidate inputs into comprehensive development schedules for each site.
• Ensure due diligence deliverables align with standards and objectives.
• Structure reports and present findings and strategies to senior leadership.
• Develop scalable due diligence processes, standards, and tools.
• Act as regional due diligence authority with clear recommendations; final decisions subject to governance.
