As Technical Manager, you will play a central role in optimising energy performance, planning long‑term technical investments, and supporting data‑driven reporting. You will analyse operational costs, collaborate closely with contractors, suppliers, and tenants, and independently manage smaller technical projects that contribute to the centre’s long‑term performance and sustainability.
Responsibilities
Technical Operations & Maintenance
- Ensure seamless daily technical operations and long‑term maintenance planning.
- Ensure statutory inspections are completed, documented, and followed up on; manage property damages and corrective actions.
- Develop operation and maintenance plans together with the Senior Technical Manager and contribute to daily operational oversight.
- Support the Senior Technical Manager and manage OPEX and related CAPEX budgets, including cost control and follow‑up.
- Follow up on energy consumption, including preparation of monthly reports.
- Oversee waste‑handling processes in collaboration with contractors and ensure accurate reporting.
- Drive sustainability initiatives aligned with Better Places 2030 (energy, waste, water, certifications) and work with the Senior Technical Manager to plan and execute the Long Term Energy Action Plan (LTEAP).
- Ensure technical documentation, inspection protocols and tenant‑related technical requirements are documented, updated and accessible.
Supplier & Contract Management
- Maintain close contact with external suppliers (operations, security, cleaning, waste management) to ensure service delivery meets contractual standards.
- Support the Senior Technical Manager and Facility Manager in identifying weaknesses in supplier performance and opportunities to optimise cost and daily operations.
- Manage insurance cases and ensure timely communication with relevant stakeholders.
Tenant & Project Support
- Oversee and participate in tenant fit‑outs from a technical perspective, working closely with project managers.
- Support technical projects and gradually take ownership of long‑term project management responsibilities.
- Act as a point of contact for tenants on operational and technical matters (e.g., Täby‑mail, Connect).
Financial Administration
- Manage invoice flows and ensure accurate coding and approval processes.
- Collaborate with Finance, Operations Management, and department heads to develop and support annual budgets and quarterly forecasts, ensuring effective management of the centre’s service charge.
- Ensure effective leadership of all departments to meet contractual obligations, deliver budgets, and maximise operational performance within the PMPS scope.
- Take responsibility for the OPEX budget, including delivery of planned actions, execution of assigned costs and spot orders, budget follow‑up, forecasting, and financial administration.
Reporting & Compliance
- Report key performance indicators, including energy data, to the Paris headquarters.
- Ensure accurate reporting and follow‑up in systems such as Reporting21, Momentum, and Dalux.
- Administer authority inspections and prepare for internal and external reviews (e.g., Health & Safety, BREEAM).
- Responsible administrator for the work preparation portal, ensuring it is used correctly, contacting contractors, and ensuring that agreed processes are followed.
Qualifications
- Relevant post‑secondary technical education (e.g., property management, building operations).
- Minimum 2–3 years of experience in technical property management; commercial property experience is beneficial.
- Strong administrative skills, comfortable working with digital systems.
- Experience in shopping centres, control systems, automation, or energy‑saving projects is an advantage.
- Excellent command of Swedish and English, both spoken and written.
