Job summary

Al Khuraif Operations & Maintenance in Riyadh is seeking an experienced Operations Manager to lead and optimize the company’s portfolio of residential compounds and furnished residences.

You will oversee property operations, leasing coordination, facility maintenance, budgeting, and resident services, visiting sites regularly and reporting to senior management.

The role requires at least 5 years in residential property management and bilingual English/Arabic communication.

Qualifications

• Bachelor's degree in Business Administration, Real Estate Management, Operations Management, Hospitality Management, or a related field.
• Minimum 5 years of relevant experience in residential property management or real estate operations, including direct operations leadership.

Responsibilities

• Oversee daily property operations across multiple residential compounds, furnished residences, and apartment buildings to ensure efficient administration and high service standards.
• Lead and supervise property managers and multidisciplinary teams, setting performance expectations and ensuring cross-department coordination.
• Coordinate leasing and occupancy activities, monitor occupancy rates, vacancies, renewals, and property readiness.
• Oversee facility management, preventive/corrective maintenance, security, and essential services to keep properties safe and well-maintained.
• Manage operational budgets, monitor expenditures, and collaborate with finance for cost control.
• Oversee onboarding of new properties and provide operational readiness planning and staff arrangements.
• Monitor KPIs and prepare regular performance reports for senior management.
