Job summary

Qiddiya Investment Company seeks a Development Manager to lead planning, development and delivery of commercial office assets within the Commercial Office Business Unit in Riyadh. From concept through design, procurement, construction and handover, you will ensure alignment with strategic objectives and standards.

Qualifications

• Bachelor's degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, Urban Planning, Quantity Surveying, Project Management, or related field.
• Master's degree in Real Estate Development, MBA, Construction Management, Project Management, Urban Development, or related field preferred.
• 7+ years of experience in real estate development, project management, design management, or construction.
• Experience delivering commercial office, mixed-use, or large-scale real estate developments.
• Experience managing multidisciplinary consultants and contractors.
• Middle East/GCC experience and exposure to giga-project environments preferred.

Responsibilities

• Manage the end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare and manage development briefs, project execution plans, budgets, schedules and business cases.
• Coordinate and manage multidisciplinary consultants ensuring design solutions meet objectives.
• Drive project governance approvals and stakeholder alignment across internal and external parties.
• Oversee project budgets, forecasts and financial performance to achieve objectives.
• Support procurement activities including tender strategies, bid evaluations and contract awards.
• Manage consultant and contractor performance, contractual obligations, variations and claims.
• Identify, assess and mitigate project risks while ensuring policy and development process compliance.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal and other stakeholders for execution.
• Ensure timely delivery, quality assurance, and smooth asset handover to end users and operators.

Education

Bachelor's degree in Civil Engineering

• Drive project governance approvals and stakeholder alignment across internal and external parties
• Oversee project budgets forecasts and financial performance to achieve approved business objectives
• Support procurement activities including tender strategies bid evaluations and contract awards
• Manage consultant and contractor performance contractual obligations variations claims and commercial matters
• Identify assess and mitigate project risks while ensuring compliance with company policies and development processes
• Coordinate with Delivery Commercial Leasing Operations Finance Legal and other stakeholders to ensure successful project execution
• Ensure timely project delivery quality assurance operational readiness and smooth asset handover to end users and operators
