Job summary

Qiddiya | القدية seeks a senior development professional to lead the planning, development, and delivery of commercial office assets. You will oversee full lifecycle activities from concept and business planning through design, delivery, leasing coordination, and operational readiness.

Qualifications

• Bachelor's degree in Real Estate, Architecture, Engineering, Urban Planning, Construction Management, Business, or related field.
• Master's degree (MBA, Real Estate, Development, or related discipline) preferred.
• 10-12 years of experience in real estate development with significant exposure to commercial office, mixed-use, or large-scale urban developments.
• Proven experience leading projects through the full development lifecycle: feasibility, business planning, design, delivery, leasing support and handover.

Responsibilities

• Lead development and execution of commercial office projects from concept to handover and readiness.
• Define development strategies, business plans, and asset positioning aligned with market demand and objectives.
• Prepare and present business cases, feasibility studies, and investment recommendations.
• Oversee project financial performance including budgets, costs, revenue assumptions, and viability.
• Direct planning, phasing, and delivery strategies to optimize value and manage risk.
• Collaborate with Design, Delivery, Leasing, Operations, Finance, and other functions to meet objectives.
• Lead office product definitions, tenant mix, customer value propositions, and occupier requirements.
• Identify market opportunities, trends, risks, and demand drivers to inform decisions.
• Manage external consultants and partners to ensure alignment with goals and standards.
• Support leasing and commercial discussions with tenants and partners.
• Monitor progress, milestones, risks, and mitigations across the lifecycle.
• Build relationships with internal and external stakeholders, including government entities and investors.
• Ensure developments meet objectives, quality standards, timelines, and budgets.

The position oversees all stages of development, from concept and business planning through design, delivery, leasing coordination, and operational readiness, while working closely with internal and external stakeholders to maximize asset value and project success.

Key Responsibilities

• Lead the development and execution of commercial office projects from concept through handover and operational readiness
• Define development strategies, business plans, and asset positioning aligned with market demand and business objectives
• Prepare and present business cases, feasibility studies, investment recommendations, and management presentations
• Oversee project financial performance, including budgets, development costs, revenue assumptions, and commercial viability
• Direct project planning, development phasing, and delivery strategies to optimize value creation and risk management
• Collaborate with Design, Delivery, Leasing, Operations, Finance, and other business functions to achieve project objectives
• Lead the definition of office products, tenant mix strategies, customer value propositions, and occupier requirements
• Identify and evaluate market opportunities, trends, risks, and demand drivers to inform development decisions
• Manage external consultants, advisors, and development partners to ensure alignment with project goals and quality standards
• Support leasing and commercial discussions with prospective tenants, anchor occupiers, and strategic partners
• Monitor project progress, key milestones, development risks, and mitigation plans throughout the project lifecycle
• Build and maintain strong relationships with internal stakeholders, government entities, investors, and external partners

Requirements
