Job summary

Qiddiya Investment Company is seeking a Senior Director - Development to lead the development lifecycle of the Qiddiya Performing Arts Centre, a landmark cultural asset in Qiddiya City. The role drives strategic decisions, manages design and delivery interfaces, and safeguards outcomes through completion.

The candidate will have 10–12 years in real estate or asset development, with a proven track record on complex projects and strong commercial acumen to navigate a giga-project environment.

Qualifications

• Bachelor's degree in Real Estate, Architecture, Engineering, or related field.
• 10-12 years' experience in real estate or asset development.
• Proven track record leading development through design, delivery and commercial phases.
• Strong commercial and financial acumen with budget and investment experience.
• Excellent stakeholder management across architects, contractors and executives.
• Experience with giga-projects or large-scale mixed-use development is a plus.

Responsibilities

• Lead end-to-end development strategy for the Performing Arts Centre from design to handover.
• Manage interfaces across design teams, delivery contractors and internal stakeholders.
• Oversee commercial performance, budgets, cost control and value engineering.
• Identify and mitigate development risks across design, delivery and commercial workstreams.
• Prepare updates, business cases and investment papers for senior management.
• Ensure alignment with masterplan, cultural strategy and brand positioning.
• Support planning for operational readiness with future operators.
• Build and mentor a high-performing development team.
