Burj Line Builders is seeking an experienced MEP Maintenance Supervisor to lead and coordinate all mechanical, electrical and plumbing maintenance for a major facility in the Eastern Province. The role requires overseeing technicians, planning preventive and corrective tasks, and ensuring safety, quality, and client compliance.

You will manage HVAC systems, electrical panels, pumps, piping and associated equipment, while maintaining accurate documentation and CMMS records.

Aufgaben

• Supervise daily MEP maintenance activities and assign tasks to technicians.
• Coordinate preventive, corrective, and emergency maintenance works.
• Ensure all MEP systems operate safely and efficiently.
• Monitor technician performance and provide technical support.
• Ensure work completion per procedures, schedules, and client requirements.
• Coordinate with engineers, clients, and other departments for maintenance activities.
• Provide technical support for HVAC maintenance activities.
• Troubleshoot HVAC systems (VRF/VRV, Package, Ducted Split, Cassette, Split, FCU & AHU, Ventilation, Chilled Water).
• Analyze HVAC breakdowns and identify root causes.
• Monitor refrigerant charging, leak detection, and HVAC performance.
• Supervise compressor replacement, major repairs, and servicing.
• Review HVAC preventive maintenance reports and checklists.
• Supervise electrical maintenance activities.
• Troubleshoot electrical faults and support technicians during breakdowns.
• Monitor maintenance of LV Panels, Distribution Boards, MCC Panels, Lighting, Motors, Control Panels, Generators (Basic), UPS (Basic), VFDs.
• Ensure electrical work is safe and compliant with standards.
• Verify testing and inspection activities.
• Ensure compliance with electrical safety procedures and LOTO requirements.
• Supervise plumbing and mechanical maintenance activities.
• Monitor Water Supply, Drainage, Pumps, Valves, Water Heaters, Water Tanks, Sanitary Fixtures, Piping Systems.
• Troubleshoot plumbing leaks and equipment failures.
• Coordinate major repairs with contractors.
• Plan and monitor daily, weekly, and monthly PPM activities.
• Ensure completion of preventive maintenance schedules.
• Review PPM checklists and maintenance records.
• Identify recurring failures and recommend corrective actions.
• Maintain equipment reliability and minimize breakdowns.
• Allocate manpower according to maintenance requirements.
• Conduct toolbox talks and safety briefings.
• Train technicians on technical procedures and safe work practices.
• Monitor attendance, productivity, and work quality.
• Ensure technicians use proper PPE and tools.
• Manage emergency call-out activities.
• Prepare daily, weekly, and monthly maintenance reports.
• Prepare breakdown RCA reports and equipment history.
• Maintain maintenance records and CMMS work orders.
• Monitor spare parts requirements and update records.
• Prepare PPM schedules and tracking sheets.
• Maintain digital records and CMMS usage.
• Ensure safety with PTW and LOTO procedures.
• Conduct site inspections to identify unsafe conditions.
• Coordinate with client representatives and attend meetings for progress updates.
• Provide updates on work progress and pending issues to ensure client satisfaction.
