Job summary

Flow is seeking a Head of Finance, MENA, based in Riyadh, to lead regional financial strategy and build a scalable finance function. You will own budgeting, cash management, and controls, work closely with global and regional leaders, and drive performance across multiple markets while ensuring IFRS and Saudi tax compliance.

Fluency in English is required; Arabic preferred. This senior role requires hands-on operation, cross-functional collaboration, and the ability to scale processes as Flow

• Own the regional financial plan: budget, long‑term forecasts, capital deployment, pacing and resource planning for MENA
• Lead finance function build‑out: policies, processes, controls, and systems; manage a lean regional team
• Provide commercial insights: pricing, unit economics, occupancy, margins, ancillary revenue, and cost‑to‑serve

Role Overview

• Position: Head of Finance, MENA
• Location: Riyadh, KSA (In-office)
• Reports To: Global CFO (Works daily with MENA Managing Partner, UAE CEO, US Strategic Finance, and Property Accounting)
• Scope: Senior-most regional finance seat responsible for financial strategy, commercial decision support, and building a scalable finance function from its current early stage

Key Responsibilities

Strategic Finance & Commercial Growth

• Regional Financial Plan: Own the budget, long-term forecasts, capital deployment strategy, pacing, and resource planning for MENA
• Commercial Insights: Track and optimize core business drivers—pricing, unit economics, occupancy, margin levers, ancillary revenue, and cost-to-serve
• New Initiatives & Expansion: Evaluate, model, size, and structure new business lines, business units, locations, and regional openings
• Capital Allocation: Frame optimal capital structures (equity, project debt, JVs, mezzanine) for communities and present board-ready analysis
• Finance Function Build-Out: Build and implement the finance function’s policies, processes, controls, and operating infrastructure from the ground up.
• Regional Team Leadership: Lead and manage a team of finance professionals operating across multiple markets.

Operations, Accounting & Controls

• Operating Models & Reporting: Maintain driver-based regional operating models, weekly KPI/cash packs, and community-level P&L for General Managers
• Financial Controls & Accounting: Oversee month-end close (5-day target), GL integrity, budget vs. actual variance analysis, and internal controls (segregation of duties, payment approvals)
• Treasury & Cash Management: Maintain a rolling 13-week cash forecast, oversee regional banking operations (KSA/UAE), and streamline expense systems
• Tax & Regulatory Compliance: Ensure full adherence to IFRS, SOCPA, and ZATCA regulations (VAT recovery, e-invoicing, Zakat, withholding tax)
• Systems & Team Building: Upgrade early-stage tools (QuickBooks/Sage, Ramp, Sheets/BI) and hire/lead a lean, efficient regional finance team

What This Role Is NOT

• Not primarily a fundraising or Investor Relations role; however, the successful candidate should be capable of leading or supporting these activities when required
• Not a caretaker position for an already mature finance function

Candidate Profile

• Experience: 12–15+ years in finance with hands‑on operating exposure, preferably in multi‑site real estate, residential/multifamily, hospitality, or consumer operations
• Background: Proven track record in high‑growth, founder‑led, or PE‑backed environments
• Technical Qualifications: CPA, ACCA, CA, or SOCPA. Deep knowledge of IFRS, SOCPA, and Saudi tax regulations (ZATCA, VAT, Zakat)
• Skills: Hands‑on financial modeling, treasury/cash management, and team leadership
• Communication & Location: Direct communicator comfortable challenging leadership. Based in Riyadh (in‑office daily). Fluent in English (Arabic preferred)
