Responsibilities

• Manage the implementation of strategic initiatives related to construction services.
• Ensure timely handover of retail units to the tenants.
• Coordinate MEP completion and clearance before inspections.
• Monitor day-to-day site operations and labor force.
• Assign contractors and review bids; prepare project documents, contracts, budgets, and reports.
• Liaise with Government relations on sewer, water, SCECO, civil defense and municipalities.
• Monitor site labor and subcontractors; control project costs and administer contracts.
• Support Director - Construction Services on related issues and ad hoc tasks.

Our client is a leading Real Estate/ Mall Management Group with an excellent reputation across the region.

We are looking for an experienced Construction Manager to be based in Riyadh, Saudi Arabia.

Reports to: Director Construction Services

JOB OVERVIEW

The Construction Services Manager is responsible for planning and managing Companys construction services in terms of project management and SLA

RESPONSIBILITIES

• Manage the implementation of the strategic initiatives and objectives, as applicable to the construction Services function, and ensure it is communicated properly to all project engineers.
• Responsible to hand over the anchors and retail units to the tenants coordination team within the target time and in line with the approved Companys handover policy.
• Coordinate the completion and clearance of MEP more than 90% of the tests are passed before the physical inspection by the FM team.
• Manage a smooth and flawless transfer of the site responsibilities between the technical services department and operation while ensuring that the quality of the property delivered matches the high standards of Companys associated policy.
• Determines project responsibilities by identifying project phases and elements; assigning contractors and sub-contractors personnel to phases and elements; reviewing bids from contractors.
• Prepare Project documents, contracts, Budgets and reports as required
• Following up with Government relation regarding Sewer, Water, SCECO, civil defense and municipality related issues within the target time
• Manages the site on a day-to-day basis that includes monitoring the labor force and subcontractors.
• Controls project costs by reviewing expenditures; administering contractor contracts.
• Assist the Director - construction services in all related construction issues, and requests.
• To execute any task related to the construction services assigned by the management.

ESSENTIAL REQUIREMENTS

• Bachelors degree in Civil or Structural Engineering (masters Degree is preferred)
• Minimum of 7 years of experience in real estate development.
• Project management certificate
• Experience in developing and reviewing project quality plans and project specifications
• Must have Commercial real estate experience (Shopping centres or hotel)
• Experience in large scale/lifestyle projects experience is preferred
• Open to any nationals currently base in Saudi now with transferrable iqama
