Job summary

Stafford Lawrence is seeking a Contracts & Commercial Manager to lead the commercial, contractual and financial oversight for a high-profile stadium construction project in Saudi Arabia. You will take full control of main contracts, subcontracts, variations, claims and EOT, working with a dedicated team on site.

The ideal candidate will have 20+ years in construction, 5+ in senior leadership, strong FIDIC experience, and a track record on major stadium or mega-infrastructure projects in the GCC.

Qualifications

• Bachelor’s degree as listed in Education.
• 20+ years of total construction experience with 5+ years in senior commercial leadership roles.
• Proven track record as Commercial/Contracts Manager on major stadium, sports venue, or mega-infrastructure projects.
• Strong Main Contractor background handling high-value contracts (SAR 1B+ / $250M+ USD equivalent).
• Deep knowledge of FIDIC contracts (Red & Yellow Books), delay analysis, claims, and dispute resolution.
• Experience on venues built to FIFA, UEFA, AFC, World Cup, or Olympic standards is highly preferred.
• Regional experience in Saudi Arabia or GCC is advantageous.

Responsibilities

• Lead all commercial operations, cost control, budget forecasting, and cash flow across the stadium project lifecycle.
• Administer main contracts and subcontracts using FIDIC principles (Red & Yellow Books).
• Oversee preparation, valuation, and negotiation of variations, claims, payments, and EOT requests.
• Drive procurement, tendering, commercial negotiations, payment certs, and dispute settlements for subcontracts.
• Act as the main commercial contact with Client, PMC, Design Consultants, and Subcontractors.
• Identify commercial risks early and present detailed reporting to senior management.
• Mentor and manage the Contracts, QS, and Commercial team on site.

About the Role

An exceptional opportunity has arisen for an experienced Contracts & Commercial Manager to lead the commercial, contractual, and financial oversight for a high-profile Stadium Construction Project in Saudi Arabia.

Working on a major mega-project valued at over SAR 1 Billion+, you will take full commercial control of the main contract, subcontracts, variations, claims, and extensions of time (EOT). This position requires a proven leader capable of managing large-scale commercial risks while leading an established team of Quantity Surveyors and Commercial Specialists.

Key Responsibilities for the Commercial Manager- Stadiums

• Commercial & Contract Leadership: Lead all commercial operations, cost control, budget forecasting, and cash flow management across the stadium project lifecycle.

• Contract Administration & FIDIC Management: Administer main contracts and subcontracts using FIDIC principles (Red and Yellow Books), ensuring strict compliance with notices and obligations.

• Claims, Variations & EOT: Oversee the preparation, valuation, and negotiation of variations, claims, payment applications, Extension of Time (EOT) requests, and final accounts.

• Subcontractor Management: Drive procurement, tendering, commercial negotiations, payment certifications, and dispute settlements for all subcontracts.

• Stakeholder & Client Relations: Act as the main commercial contact with the Client, PMC, Design Consultants, and Subcontractors to ensure clear communication and dispute avoidance.

• Risk Mitigation & Reporting: Identify commercial risks early, implement mitigation strategies, and present detailed commercial reporting directly to senior executive management.

• Team Leadership: Mentor and manage the dedicated Contracts, QS, and Commercial team on site.

Mandatory Criteria & Requirements

• Education: Bachelor’s Degree in Quantity Surveying, Commercial Management, Civil, Mechanical, or Electrical Engineering.

• Experience: 20+ years of total construction experience, including 5+ years in senior commercial leadership roles.

• Project Profile: Demonstrable track record operating as a Commercial Manager / Contracts Manager on major stadium, sports venue, or mega-infrastructure construction projects.

• Contractor Background: Strong Main Contractor experience handling high-value contracts (SAR 1B+ / $250M+ USD equivalent).

• Contractual Expertise: Deep knowledge of FIDIC contracts (Red & Yellow Books), delay analysis, claim preparation, and dispute resolution.

• Sports Venue Standards: Experience working on venues built to FIFA, UEFA, AFC, World Cup, or Olympic standards is highly preferred.

• Regional Experience: Prior experience in Saudi Arabia or the wider GCC region is strongly advantageous.
