Job summary

Minor Hotels in Caparica, Portugal, is seeking a Maintenance Director (M/F) to lead preventive and corrective hotel maintenance, ensure inspections, and manage external providers. You will oversee a maintenance department, coordinate with other heads of departments and drive energy efficiency initiatives.

The role requires 3–4 years in hotel maintenance, a relevant engineering degree, fluency in Portuguese and good English, and strong leadership and organizational skills.

Qualifications

• 3–4 years' maintenance experience in hotel/service industry of similar size and complexity.
• Fluency in local language is mandatory; knowledge of English is highly valuable.
• Knowledge in HVAC, electric and electronic systems.
• Experience with SAP, GMAO/CMMS, BMS and Microsoft Office.

Responsibilities

• Coordinate and supervise preventive maintenance of hotel facilities.
• Arrange routine maintenance in hotel rooms, lobbies and facilities with safety practices.
• Organize hotel inspections to ensure infrastructure meets expectations.
• Manage contracts with external maintenance providers and supervise service quality.
• Build relationships with external stakeholders (fire prevention, vendors).
• Develop project plans, evaluate budgets, timing, team and standards.
• Monitor energy consumption and maintenance costs (water, electricity).
• Identify ways to reduce operating costs and conserve energy.
• Ensure guest incidents are addressed promptly; coordinate with other departments.
• Lead and coordinate the maintenance team for effective teamwork.

What will be your mission? As the

Maintenance Director(M/F), you will be responsible for the preventive and corrective maintenance of the hotel, for all legal inspections and administrative /management tasks related to installations. You will also manage the external maintenance companies and the maintenance department of the hotel.

What will you do?

Coordinate and supervise the preventive maintenance equipment and hotels facilities, according to company responsibilities.

Arrange for routine maintenance in hotel rooms, lobbies and facilities, ensuring safety management is appropriately instituted to reduce the risk of accident or incident.

Frequently organize hotel inspections to ensure infrastructure and grounds reach expected conditions.

Manage contracts with maintenance external providers, and supervise the quality of the service provided.

Build and maintain positive relations with external stakeholders such as, fire prevention bureau and vendors.

Elaborate project plans and proposals, evaluating budget, timing, team, information and standards.

Control and follow up of energy consumptions and maintenance costs e.G. water and electricity.

Study and implement ways to reduce hotel operating costs and conserve energy.

Ensure that guest incidents and issues are attended in a timely and appropriate manner.

Coordinate department objectives and activities with the rest of head of departments, exchanging knowledge and information about each area.

Responsible of managing and coordinating the maintenance team, ensuring correct and collaborative teamwork.

What are we looking for?

At least 3-4 years' maintenance experience preferably in a hotel/service industry of similar size and complexity.

Bachelor ́s degree (engineering, electrical and electronics, HVAC, industrial maintenance and related fields).

Fluency in local language is mandatory and knowledge of English is highly valuable.

Knowledge in HVAC (heating, ventilation, and air conditioning), electric and electronic systems.

Working knowledge of various computer software programs (Microsoft Office). SAP, GMAO/CMMS (computerized maintenance management software), BMS (Building management system), etc.

Ability to spot and resolve problems efficiently.

Outstanding organizational and leadership skills.

Ability to work under pressure.
