Our client is the real estate arm of a leading international retail group operating national store networks in Poland. It drives the expansion of these networks and manages their property portfolio.
The scale:
- Hundreds of stores across Poland, under several national banners.
- An established retail group with a long-standing presence in the country.
- An expansion plan under which annual openings are set to more than double.
- A development model shifting towards external partners: most new openings through external leases or land bought from developers.
Why this role, why now
The group is moving to a much larger development plan, with more than twice as many openings each year. Growth will rely far more on developers (residential, retail parks), landlords, agents and brokers, and the way development is organised has to change with it.
This is a newly created position, built to open and run that new channel. You will own the relationship with external partners and the pipeline of projects they bring, and help shape how the organisation works as the plan scales. Reporting to the Development Director, you will work closely with the regional prospecting teams and the investment teams, and hand each project over to delivery once it is fully prepared.
Responsibilities - your mission
- Building the pipeline of store projects brought by external partners, to support the new annual opening target.
- Securing most openings through external leases or land bought from developers, ground-floor retail units included.
- Building long-term relationships with developers, landlords, real estate agencies, brokers, advisors and investors, and identifying new partners able to bring attractive projects.
- Actively searching for retail parks, ground-floor units, plots and sites for conversion in line with the expansion strategy.
- Pre-assessing projects against investment criteria: location, zoning, technical constraints, commercial potential and risks.
- Leading negotiations with owners, developers and intermediaries, and defining the negotiation strategy for each project.
- Preparing and negotiating letters of intent, NDAs, leases, preliminary and final sale agreements and partnership contracts, together with lawyers and notaries.
- Negotiating terms that protect the interests of the company and of the store operators.
- Coordinating technical, legal, planning, environmental and financial analyses, steering external advisors and working with Finance on financial models and business plans.
- Presenting projects to the Investment Committee.
- Following the administrative and contractual progress of each project, including conditions precedent and timelines, and handing a complete project and contract file to the delivery team.
- Representing the company at trade fairs, conferences and industry events, and following the commercial real estate market and its trends.
- Reporting regularly on the portfolio and negotiations: projects and partners brought in, projects presented to the Investment Committee, leases and acquisitions signed, and project preparation time.
Requirements - what you bring
- Solid experience in retail and commercial real estate development in Poland, on the developer, investor, retailer or advisory side.
- Experience working with leading national retail anchors: grocery, non-food discount, low-cost fashion and footwear, drugstore and beauty, electronics and appliances, home and furniture, or pet supplies.
- An established network among developers, landlords, agents and brokers.
- Excellent negotiation skills and a proven record of signing leases and land or property acquisitions.
- Good knowledge of real estate, construction and planning law, and the ability to analyse project profitability.
- Experience coordinating complex projects involving many stakeholders.
- An entrepreneurial, results-oriented mindset and a strong sense of ownership of targets.
- Excellent interpersonal skills and the credibility to work with high-level external partners.
- Organised and rigorous, able to manage multiple priorities and a large portfolio.
- A team player, able to work closely with the Development Director, regional teams and store operators.
- Discretion and trustworthiness.
- Native-level Polish and fluent English.
