Job summary

Calan is seeking a Head of Land Development in Warsaw to lead land acquisition for residential and mixed-use projects. You will manage end-to-end processes from land sourcing to delivery, coordinating across teams while maintaining key external relationships.

The role requires a strong local network, proven deal history, and fluent English with native Polish. Expect a high-responsibility leadership position in a lean, European-backed group.

Qualifications

• Degree in business, engineering (civil/construction/architecture) or law or real estate.
• At least 5 years of land acquisition experience with a local network.
• Proven track record of completed deals in Warsaw residential market or retail expansion.

Responsibilities

• Identify and prospect land opportunities, mainly in Warsaw.
• Build and maintain a network of landowners, brokers and local stakeholders.
• Negotiate and finalise preliminary agreements and terms.
• Coordinate feasibility studies and pre-design activities.
• Present projects to Investment Committee and hand over to project team.

International developer focusing on residential, commercial and mixed-use projects, with a strong emphasis on sustainability, contemporary architecture and the regeneration of post-industrial sites. The Polish team is lean and fully integrated, and manages the whole development cycle in-house, from land acquisition to delivery.

The company is currently working on projects in Warsaw, Poznan, Gdańsk, Gdynia, Wrocław , and is strengthening its land acquisition capabilities to feed a growing pipeline.

Responsibilities

• Identifying and prospecting land opportunities, mainly in Warsaw, in line with the company’s strategy and risk appetite
• Building and maintaining a network of landowners, brokers, business introducers and local stakeholders
• Initiating relationships with landowners, then negotiating and finalising preliminary agreements and purchase terms
• Preparing the pre-design and coordinating technical, financial, commercial and legal feasibility studies
• Presenting and defending projects before the Investment Committee, then handing them over to the project team while remaining the main external contact until the land is acquired
• Monitoring the real estate market, competition, regulatory framework and local public stakeholders

Expected profile

• Degree in business, engineering (civil, construction, architecture), real estate or law
• At least 5 years of experience in land acquisition and residential project structuring, with a genuine local network
• Proven track record of completed deals, which is the main selection criterion
• Experience in the Warsaw residential market or in retail expansion; relations with institutions (city, state administration, heritage authorities) are desirable
• Strong negotiation skills, autonomy, tenacity and an analytical, results-oriented mindset
• Native Polish and fluent English
