GOLDEN TOPPER INVESTMENTS, INC. - Manila is seeking a Titling Associate to manage end-to-end title transfer for condominium projects and other properties, coordinating with developers, buyers, and various government agencies.

The Titling Associate is responsible for the efficient and accurate processing of condominium titles, ensuring smooth and timely transfer of ownership, and compliance with all relevant government regulations (RD, BIR, LGU). This role involves extensive liaison with various government agencies, internal departments. The ideal candidate will possess strong organizational skills, meticulous attention to detail, and excellent interpersonal skills.
Manage the end-to-end process of title transfer for GT’s condominium projects, beginning with La Vida Tower A and B, and such other projects as may be assigned later on, including residential, commercial, and land properties from developer/seller to buyer.
Handle internal company acquisitions/dispositions requiring title registration and transfer.
Prepare, review, and organize all necessary documentary requirements for title registration and transfer (e.g., Deed of Absolute Sale, Condominium Certificate of Title/Original Certificate of Title/Transfer Certificate of Title, Tax Declarations, tax clearances, etc.).
Ensure all documents are accurate, complete, and compliant with LRA, BIR, LGU, and other relevant agency requirements.
Act as the primary liaison with government agencies such as the Bureau of Internal Revenue (BIR), Local Government Units (Assessor’s Office, Treasurer’s Office), and the Registry of Deeds (RD).
Coordinate with internal departments (Sales, Accounting, Engineering) to gather necessary information and documents.
Facilitate computation and payment of national taxes (Capital Gains Tax, Documentary Stamp Tax) and local taxes (Transfer Tax, Real Property Tax).
Monitor payment deadlines to avoid penalties and surcharges.
Prepare requests for payment and ensure proper liquidation of all titling-related expenses.
Secure and monitor the release of Certificates Authorizing Registration (CAR/eCAR) from BIR.
Track the progress of title processing at the Registry of Deeds, from cancellation of old titles to issuance of new ones.
Maintain organized and updated files (physical and digital) for all titling documents, ensuring easy retrieval and audit readiness.
Ensure all records are updated in the company’s internal systems.
Identify and resolve issues or discrepancies in documentation or during the titling process.
Provide regular updates and progress reports on titling status to management and relevant stakeholders.
Escalate complex issues to the Titling Supervisor or Head of Department for resolution.
Stay updated on the latest laws, regulations, and circulars pertaining to land titling and property registration in the Philippines.
Assist in conducting due diligence on property titles, checking for liens, encumbrances, or other issues.
Ensure strict adherence to company policies and government regulations.
Bachelor’s degree in Real Estate Management, Business Administration, Accounting, Legal Management, or related field.
At least 1–2 years of experience in property titling, title transfer, or real estate documentation.
Knowledge of BIR, Registry of Deeds, LGU, and property registration requirements.
Familiarity with TCT/OCT/CCT, Deed of Sale, CAR/eCAR, tax clearances, and related documents.
Strong organizational, communication, coordination, and problem-solving skills.
Keen attention to detail and ability to manage multiple transactions and deadlines.
Proficient in Microsoft Office.
