Core Responsibilities
Document Review & Validation
Verify completeness and accuracy of all documents related to title transfer.
Ensure compliance with legal, tax, and company requirements before submission.
Title Transfer Processing
Prepare, file, and process applications with relevant institutions, including but not limited to the Registry of Deeds (RD), Bureau of Internal Revenue (BIR), Assessor’s Office, Treasurer’s Office, and Local Government Units (LGUs).
Ensure timely release of Transfer Certificates of Title (TCT) and Tax Declarations.
Coordination & Liaison
Represent the company in dealings with government agencies and authorized officers.
Follow up on pending applications and resolve discrepancies or issues as needed.
Monitoring & Reporting
Track and update the status of each title transfer in the monitoring file.
Generate regular progress reports for management and client reference.
Maintain proper filing and safekeeping of documents.
Compliance & Risk Management
Ensure all transactions comply with real estate laws, BIR regulations, and LGU requirements.
Identify risks, delays, or issues and escalate them to management promptly.
