Key Responsibilities
- Documentation & Property Processing
- Manage end-to-end technical documentation, including property acquisition and title transfer under the developer’s name
- Monitor and process transfer and registration requirements (CGT, DST, transfer tax, registration fees)
- Handle documentation such as Deed of Absolute Sale (DOA), estate tax processing, and mortgage cancellations
- Maintain accurate records, filing systems, and tracking of titles and tax declarations
- Permits & Regulatory Compliance
- Process and monitor applications for permits and approvals, including:
- Development Permit and Reclassification
- License to Sell
- Verified Survey Return
- Building and Occupancy Permits
- DAR Clearance / Conversion / Exemption
- Resubdivision of titles and tax declarations
- Ensure compliance with regulatory requirements and submission timelines
- Coordination & Monitoring
- Coordinate with internal teams (Engineering, Finance, Legal) and external stakeholders (government agencies, utilities)
- Manage Meralco facility applications, including submissions, follow-ups, and refund monitoring
- Schedule and monitor inspections, meetings, and project submissions
- Reporting & Administrative Support
- Prepare checklists, summaries, and supporting documents (e.g., fact sheets, bill of materials)
- Monitor budgets and process replenishments for technical and regulatory transactions
- Maintain and update records such as RPT summaries and project masterfiles
- Process Requests for Payment (RFP) with complete documentation
- Handle legal and technical cases such as lost titles (RTC cases) and ensure proper documentation and resolution
Qualifications
- Bachelor’s degree in Engineering, Real Estate Management, Legal Management, Business Administration, or any related field
- At least 1–3 years of experience in real estate documentation, permitting, or regulatory compliance
- Familiarity with government processes (e.g., BIR, Registry of Deeds, DAR, LGU permitting) is an advantage
- Strong organizational and documentation management skills
- High attention to detail and accuracy
- Excellent coordination and communication skills
- Ability to manage multiple tasks and meet deadlines
