Job summary

HCMO INTERNATIONAL TRADING is seeking a Site Acquisition Specialist to identify and secure optimal commercial locations for expansion, coordinating with mall operators, leasing companies, and property owners.

You will evaluate locations based on foot traffic, accessibility, visibility, demographics, and competition; negotiate rental rates and lease terms; and coordinate with legal and management teams to finalize agreements.

Qualifications

• Bachelor's degree in Real Estate, Business Administration, Marketing, or related field.
• 1–3 years of site acquisition, leasing, or business development experience.
• Experience with mall leasing departments, developers, landlords, or brokers is a plus.
• Strong negotiation, communication, and interpersonal skills.
• Knowledge of commercial leasing and basic real estate practices.
• Strong research and analytical skills for evaluating potential locations.
• Able to conduct site visits independently.
• Proficient in Microsoft Office (Excel, Word, PowerPoint).
• Organized, detail-oriented, and able to manage multiple negotiations.
• Willing to travel for site inspections and meetings.
• Able to work independently and meet deadlines.
• Professional and persistent in communicating with owners and executives.

The role involves coordinating with mall operators, leasing companies, property owners, and brokers to source potential sites and negotiate favorable leasing terms.

Key responsibilities

• Coordinate and communicate with major mall operators, leasing companies, property developers, landlords, and real estate brokers.
• Build and maintain relationships with leasing and property management teams of malls such as SM, Robinsons, Ayala, and other commercial establishments.
• Request and evaluate available leasing spaces, rental rates, lease terms, and other commercial conditions.
• Conduct site inspections and assess locations based on foot traffic, accessibility, visibility, demographics, competition, and business potential.
• Negotiate rental rates, lease terms, deposits, contract periods, and other commercial requirements.
• Track lease negotiations and ensure timely submission of required documents.
• Assist in reviewing lease agreements and coordinate with legal and management teams when necessary.

Qualifications
