A growing pawnshop and branch-based financial services company is looking for an experienced Site Acquisition & Branch Expansion Manager to lead the end-to-end development and opening of new branches.
The role will manage the expansion process from site identification, feasibility assessment, and lease negotiation through fit-out, permits, pre-opening readiness, and turnover to Operations.
This position is ideal for candidates with experience in site acquisition, branch expansion, retail expansion, property development, leasing, or multi-site rollout projects.
Direct pawnshop experience is an advantage but not required. Candidates from banking, remittance, lending, retail, pharmacies, convenience stores, restaurants, or other businesses with large branch networks are highly relevant.
Identify and evaluate potential locations for new branches.
Conduct site inspections and assess accessibility, market potential, surrounding businesses, competition, and commercial viability.
Prepare site evaluations, feasibility studies, business proposals, and financial projections.
Build and maintain a pipeline of potential branch locations.
Present recommended sites and expansion opportunities to management.
Negotiate rental rates, lease terms, commercial conditions, and other requirements with property owners and lessors.
Coordinate lease agreements, documentation, and related requirements with Legal and management.
Build relationships with landlords, brokers, developers, property owners, and other location partners.
Monitor lease-related timelines and requirements for approved sites.
Lead approved branch projects from site turnover through construction, renovation, and physical fit-out.
Coordinate branch design, contractors, suppliers, procurement, and other development requirements.
Monitor project timelines, costs, construction progress, and quality.
Identify potential delays, cost concerns, or project risks and recommend corrective actions.
Coordinate permits, licenses, clearances, and other requirements needed before branch opening.
Ensure required equipment, systems, utilities, supplies, signage, and operational requirements are ready.
Coordinate closely with Operations, Finance, HR, IT, Procurement, Legal, Marketing, and other internal teams.
Monitor pre-opening requirements and ensure all departments are aligned before launch.
Lead final readiness checks before branch opening.
Coordinate opening activities and resolve outstanding requirements.
Ensure smooth turnover of newly opened branches to the Operations team.
Monitor multiple expansion projects and provide management with updates on timelines, budgets, risks, and completion status.
Bachelor’s degree in Business Administration, Real Estate Management, Engineering, Architecture, Property Development, or any related field.
At least 4–5 years of relevant experience in site acquisition, branch expansion, retail expansion, leasing, property development, store development, or related project work.
Strong hands-on experience in site identification, feasibility assessment, lease negotiation, fit-out, permits, and branch/store opening.
Experience handling multiple branch, store, or site-opening projects is strongly preferred.
Background in pawnshop, banking, lending, remittance, retail, convenience stores, pharmacies, restaurants, fuel stations, or other multi-branch businesses is an advantage.
Familiar with commercial leases, property negotiations, project timelines, and pre-opening requirements.
Strong negotiation, project coordination, and stakeholder-management skills.
Able to manage multiple sites, budgets, timelines, contractors, and cross-functional requirements simultaneously.
Strong analytical, communication, decision-making, and problem-solving skills.
Willing to conduct regular site visits and fieldwork.
