SAN YANG INTERTRADE CORP is seeking a Leasing and Expansion Manager to drive timely store openings nationwide. You will coordinate mall-based location acquisitions, oversee launch readiness, and align sites with market strategies to support growth across the country.
Responsibilities include negotiating lease terms, managing a Leasing Administrative Assistant, and collaborating with Finance, Legal, Operations, Marketing, Design, and Engineering teams to ensure compliant, on-time openings.
1) Ensure all store openings occur on schedule, adhering strictly to the planned timeline, and proactively mitigate any leasing-related delays.
2) Oversee and coordinate smooth store launch processes to optimize customer experience and support operational readiness.
3) Strategically align new store locations with the company’s growth objectives and target market demographics.
4) Manage the Leasing Administrative Assistant to ensure timely tracking of contracts, documentation, and other administrative tasks.
5) Ensure all store openings occur on schedule, adhering strictly to the planned timeline, and proactively mitigate any leasing-related delays.

Assess site feasibility based on market potential, foot traffic, technical requirements, and commercial viability.
8) Manage end-to-end site acquisition and store development processes, from location sourcing and lease negotiation to site turnover.
9) Negotiate commercial and technical lease terms with mall operators, property developers, and lessors.
10) Prepare feasibility studies, site proposals, and investment recommendations for management approval.
11) Collaborate with Finance, Legal, Operations, Marketing, Design, and Engineering teams to ensure timely and compliant store openings.
12) Build and maintain strong relationships with developers, brokers, and leasing partners.
13) Monitor competitor activity, mall developments, and market trends to support strategic expansion planning.
14) Ensure all site acquisition and development activities comply with internal policies, engineering standards, and legal requirements.
15) Provide regular updates and reports to senior management on expansion progress and opportunities.
