About the REIT

We are an established industrial real estate investment trust (REIT) listed in Singapore, with a portfolio of industrial, logistics, business park and related commercial assets in Singapore.

The REIT is focused on delivering sustainable long-term value through active asset management, disciplined capital investment, development and strategic enhancement of its property portfolio.

The Opportunity

We are seeking an experienced Senior Manager – Development & Asset Management to join the REIT team in Singapore.

The role will have broad responsibility for the end-to-end management and enhancement of the REIT's property portfolio, encompassing procurement, development, asset enhancement initiatives (AEI), asset management and property management.

The successful candidate will work closely with senior management, property managers, consultants, contractors, tenants and other stakeholders to maximise the operational performance, income generation and long-term value of the REIT's assets.

The role will be particularly suited to an experienced real estate professional who is comfortable operating across both strategic asset management and hands-on project execution, and who can take projects from initial concept and feasibility through procurement, implementation, completion and ongoing asset management.

Key Responsibilities
1. Asset Management

Develop and implement asset management strategies for individual properties and the overall REIT portfolio.

Identify opportunities to improve asset performance, rental income, occupancy, tenant mix, capital efficiency and long-term asset value.

Monitor property performance against budgets, business plans and investment objectives.

Develop annual asset business plans, budgets and capital expenditure plans.

Analyse leasing, operating and financial performance and identify opportunities for value creation.

Work closely with property managers and leasing teams to optimise tenant retention, leasing outcomes and asset operations.

Monitor market conditions, rental trends, competing assets and tenant demand to inform asset-level strategies.

Prepare asset management recommendations, reports and investment papers for senior management and relevant committees.

Support portfolio-level strategic initiatives, including acquisitions, divestments, repositioning and redevelopment opportunities where required.

Identify, evaluate and lead AEI opportunities across the REIT portfolio.

Develop business cases and feasibility studies for asset enhancement projects, including financial analysis, cost estimates, expected returns and impact on asset value and income.

Lead AEI projects from initial concept and approval through design, procurement, construction, completion and stabilisation.

Coordinate with architects, engineers, consultants, contractors, property managers and other professional advisers.

Manage project budgets, timelines, quality, risk and deliverables.

Ensure AEi projects are commercially viable and aligned with the REIT's investment objectives and asset strategies.

Develop plans to minimise disruption to existing tenants and maintain asset operations during enhancement works.

Track project performance against approved budgets and investment assumptions and report progress to senior management.

3. Development

Lead and oversee development and redevelopment opportunities within the REIT's portfolio.

Assess development potential, including development feasibility, planning considerations, highest-and-best-use analysis, construction costs, funding requirements and expected returns.

Manage the development process from feasibility and concept design through approvals, procurement, construction, completion and stabilisation.

Coordinate with relevant consultants, authorities, contractors, development partners and other stakeholders.

Establish and manage development budgets, programmes and project governance.

Monitor construction progress, costs, quality, safety and key project risks.

Evaluate opportunities for redevelopment, intensification, repositioning and change of use where appropriate.

Work closely with the finance and investment teams on development funding, feasibility and investment returns.

Ensure developments are designed and delivered with long-term asset performance, tenant demand and operational efficiency in mind.

4. Procurement & Contractor Management

Lead procurement processes for development, AEI, capital expenditure, maintenance and other major property-related works.

Develop appropriate procurement strategies and tender processes in accordance with the REIT's governance requirements.

Manage tender exercises, evaluate bids and make recommendations on contractor and consultant appointments.

Negotiate commercial terms with contractors, consultants, suppliers and other service providers.

Establish appropriate contract structures, scopes of work, budgets and performance requirements.

Monitor contractor and consultant performance and ensure accountability for cost, quality, programme and deliverables.

Maintain strong relationships with key contractors, consultants and service providers while ensuring appropriate competitive tension and governance.

5. Property Management

Oversee the performance of appointed property managers and other operational service providers.

Ensure properties are managed to high standards of operational efficiency, tenant satisfaction, safety, compliance and cost effectiveness.

Monitor property operating expenses, service contracts, maintenance programmes and capital expenditure.

Review and challenge property management budgets and operating plans.

Ensure appropriate building maintenance, statutory compliance, safety and risk management practices are in place.

Work with property managers to address tenant issues, operational risks and building performance.

Identify opportunities to improve property operations and reduce lifecycle costs.

Ensure the REIT's assets are maintained to appropriate standards to protect long-term value.

6. Tenant & Stakeholder Management

Build and maintain strong relationships with key tenants and occupiers.

Understand tenant requirements and identify opportunities to improve tenant retention and satisfaction.

Work closely with leasing and property management teams on major lease negotiations, renewals, fit-outs and tenant-related capital works.

Manage relationships with government agencies, consultants, contractors, professional advisers and other external stakeholders.

Represent the REIT in discussions relating to major projects, developments and asset initiatives.

Contribute to the development and implementation of the REIT's broader portfolio and asset management strategy.

Identify opportunities for portfolio optimisation, redevelopment, repositioning and value enhancement.

Prepare investment and asset management papers for senior management and relevant approval committees.

Provide regular reporting on asset performance, development and AEi projects, capital expenditure and key risks.

Monitor market developments and emerging trends across Singapore's industrial, logistics and business park sectors.

Support the REIT's sustainability and ESG objectives through asset-level initiatives, where relevant.

Candidate Profile

The ideal candidate will be an experienced real estate professional with strong exposure to development, asset management and/or project management, preferably within Singapore's industrial, logistics, business park or commercial property sectors.

The individual should have demonstrated experience managing projects and assets across multiple stages of the property lifecycle and be comfortable balancing strategic asset management with detailed project execution.

Key Requirements

Approximately 8-12+ years of relevant experience in real estate development, asset management, project management, property management or a related field.

Strong experience in Singapore real estate, preferably across industrial, logistics, business park or commercial assets.

Demonstrated experience delivering AEI, redevelopment and/or development projects.

Strong understanding of development feasibility, project budgeting, procurement, construction and project delivery.

Experience managing external consultants, contractors, property managers and other professional advisers.

Strong understanding of asset management principles, including leasing, tenant management, operating costs, capital expenditure and asset valuation.

Experience in procurement and tender management, including contractor and consultant selection and negotiation.

Strong financial and analytical capabilities, with the ability to prepare project feasibility analyses, budgets and business cases.

Good understanding of Singapore planning, development and building regulatory requirements.

Strong project management and organisational skills, with the ability to manage multiple initiatives simultaneously.

Excellent communication, negotiation and stakeholder management skills.

Experience working within a REIT, fund manager, property investment company or institutional real estate environment would be advantageous.
