Job summary

Suntec Real Estate Services Management Pte. Ltd. is seeking a Facilities/Building Manager to oversee M&E operations across assigned properties, ensuring smooth day‑to‑day maintenance, procurement, and project coordination.

You will manage maintenance contracts, liaise with tenants, and support AEI initiatives while ensuring compliance with regulations. Fresh graduates welcome; 2+ years preferred; strong English and IT skills required; Power Platform experience an advantage.

Qualifications

• Degree/Diploma in Facilities/Building/Estate Management or Mechanical / Electrical Engineering; fresh graduates welcome.
• At least 2 years' relevant working experience; solid knowledge in M&E services with hands‑on experience managing service vendors.
• Experience in tenant management and AEI projects would be advantageous.
• Strong organisational skills, ability to prioritise, multi-task, delegate and work with minimal supervision.
• Good command of spoken and written English; IT literacy including Word, Excel & PowerPoint.
• Experience with Microsoft Power Platform (Power Apps, Power Automate, Power Query) is an advantage.
• Strong interpersonal and administrative skills.

Responsibilities

• Manage day-to-day maintenance and operations (M&E) of assigned building.
• Involve in procurement: prepare specs, invite quotes, document awards/contracts.
• Ensure procurement aligns with DOA and budget.
• Rectify building defects and coordinate tenancy works per schedule.
• Implement planned preventive maintenance and monitor contractors.
• Monitor and renew M&E licenses and certificates.
• Liaise with tenants/building owners; address feedback.
• Assist handover/takeover of leased premises; prepare reinstatement reports.
• Monitor utilities consumption and monthly reporting.
• Oversee fit-out/reinstatement work per specs, budget, and timelines.
• Contribute to Tenant Engagement during AEI; coordinate access for works.
• Plan with vendors to digitise processes and improve service quality.
• Ensure compliance with statutory requirements and regulations.
• Support Sustainability & Digitisation initiatives on site.

Main Duties & Responsibilities

• Manage and ensure smooth day-to-day maintenance and operations (M&E services) of assigned building

• Involve in procurement including preparation of works/tender specifications, invite vendor to quote or participate in tender, prepare necessary documentation to seek approval to award and prepare necessary letter of award/contract agreement

• Ensure procurement in accordance with approved DOA & within allocated budget

• Complete rectification of building defects, minor improvement works, and tenancy works in accordance with schedule, allocated resources and regulatory requirement.

• Implement planned preventive maintenance (PPM) and ensure maintenance contractors deliver high standard of service

• Monitor and renew all M&E related maintenance contracts/ lump sum contracts prior to expiry and ensure Term Contractor performed as per Contract Agreement.

• Monitor all M&E Licenses & Certificates from relevant authorities and ensure timely renewal prior to expiry.

• Liaison with tenants and building owners to establish good relations and ensure timely & proper closure on their feedback

• Assist in the handover/takeover of leased premises and prepare any reinstatement or condition report

• Monitor utilities consumption and submit monthly report

• Manage and facilitate all fit out/reinstatement works (Tenant or Landlord) are carried out as per specifications and comply to statutory requirements within allocated budget & timeline

• Involve in Tenant Engagement plan during Asset Enhancement Initiatives (AEI) and ensure communications to all tenants on upgrading works, manage feedback, coordinate on work access

• Plan and work with vendor to implement digitisation initiatives that enhance work processes and improve customer service

• Ensure compliance of all statutory requirements and keep abreast of all statutory law, regulations and requirements

• Support group’s Sustainability & Digitisation initiatives and assist to implement on site.

• Basic knowledge in Building Management/Automation System

Job Requirements

• Degree/Diploma in Facilities/Building/Estate Management or Mechanical / Electrical Engineering or equivalent. Fresh graduates are welcome to apply.

• At least 2 years' relevant working experience; good knowledge in M&E services with hands‑on experience in managing services vendors
• Experiences in tenant management and experience in managing building that went through AEI would be advantage
• Strong organisational skills, including the ability to prioritise, multi-task, delegate and work effectively with minimal supervision
• Good command of spoken and written English;
• Proficient in using IT tools for work effectiveness e.g. Word, Excel & PowerPoint;
• Experience through academic, internship, or personal projects involving process improvements and/or familiarity with the Microsoft Power Platform, including Power Apps, Power Automate, and Power Query is an advantage.
