Job summary

Ayala Malls is seeking an experienced Operations Manager to oversee daily mall operations, including security, maintenance, cleanliness, and general facility management across centres, ensuring a safe and welcoming environment for shoppers and tenants.

The role requires coordinating with vendors and service providers, managing tenant relationships, conducting regular inspections, enforcing policies, and supporting budgeting, reporting, and compliance with building codes and health and safety

Qualifications

• 1–2 years in mall, retail or commercial property operations.
• Proven ability to coordinate with vendors, tenants and service providers.
• Solid knowledge of facility management, safety standards and compliance.
• Excellent communication and interpersonal skills for stakeholder management.
• Proactive problem solving and attention to detail in operations.

Responsibilities

• Oversee daily mall operations including security, maintenance, cleanliness and general facility management to ensure a safe and welcoming environment
• Monitor and coordinate with vendors, contractors and service providers to ensure compliance with operational standards and service level agreements
• Manage tenant relations and respond promptly to operational concerns or requests from retail partners
• Conduct regular inspections of common areas, facilities and infrastructure to identify maintenance needs and coordinate repairs
• Coordinate scheduling of maintenance activities, cleaning services and facility upgrades with minimal disruption to tenants and shoppers
• Maintain detailed records of operational activities, incidents, maintenance work orders and vendor communications
• Assist in the implementation and enforcement of operational policies and procedures across the centre
• Support the management team with reporting on operational metrics, budgeting and cost control initiatives
• Liaise with relevant authorities and regulatory bodies to ensure compliance with building codes and health and safety regulations
• Supervise and provide guidance to junior operational staff, ensuring quality performance and adherence to company standards

What we're looking for

• Minimum 1-2 years of experience in mall, retail or commercial property operations management

• Proven track record of successfully managing operational teams and coordinating with multiple stakeholders

• Strong knowledge of facility management, maintenance coordination and health and safety compliance standards

• Excellent communication and interpersonal skills with the ability to manage relationships effectively with tenants, contractors and internal teams

• Demonstrated problem-solving ability with a proactive approach to identifying and resolving operational issues

• Proficiency in Microsoft Office applications and property management software (preferred experience with building management systems)

• Ability to work flexibly and respond to operational emergencies or urgent situations as required

• Strong organisational skills with attention to detail and the ability to manage multiple priorities simultaneously

• Relevant certifications in property management, facility management or building operations (desirable)

• Ability to work collaboratively in a team environment and support the broader commercial real estate operations function
