Job summary

AyalaMalls is seeking an Operations Manager to lead strategic management and day-to-day mall operations across our Philippine properties. You will align initiatives with business goals, oversee safety, maintenance, and service quality, and drive cost-saving and sustainability projects.

The role requires at least four years in mall/retail operations, a business or technical degree, and strong leadership, communication, and analytical skills.

Qualifications

• Bachelor’s Degree in Business Administration, Engineering, or related field.
• Minimum of four years of Operations Management experience in retail, mall, or property management.
• Proficient in MS Office; knowledge of SAP or Oracle is an advantage.

Responsibilities

• Support the Operations Manager in communicating and executing strategic objectives and operational direction.
• Assist in aligning operational initiatives with business goals and priorities.
• Ensure operational activities support mall management and customer experience.
• Assist in day-to-day mall operations management and administration.
• Conduct and monitor daily mall inspections to ensure procedures and standards.
• Maintain property standards via regular inspections and preventive maintenance.
• Support cost-saving initiatives and sustainability projects to optimize DOEs.
• Identify, document, and communicate health and safety risks.
• Coordinate with merchants, contractors, and service providers to ensure compliance.
• Provide guidance to Operations staff and monitor performance.

Job Scope:

Strategic Management and Direction

• Support the Operations Manager or General Manager in communicating and executing the strategic objectives and operational direction of the assigned mall.


• Assist in aligning operational initiatives with overall business goals and organizational priorities.


• Ensure that operational activities support efficient mall management and excellent customer experience.

Operational Management

• Assist in the day-to-day management and administration of mall operations.


• Support the execution of operational processes across:


• Mall Operations


• Safety, Security, and Sustainability


• Facility Management


• Conduct and monitor daily mall inspections (opening, mid-shift, and closing) to ensure compliance with established operational procedures and standards.


• Maintain high-quality property standards through regular inspections and preventive maintenance programs covering cleanliness, lighting, air-conditioning systems, equipment, assets, parking areas, service areas, restrooms, and common spaces.


• Support the implementation of cost-saving initiatives and sustainability projects to optimize Direct Operating Expenses (DOEs).

Safety, Security, and Risk Management

• Identify, document, and communicate Health and Safety risks that may affect employees, merchants, contractors, mall patrons, and the general public.


• Assist in ensuring compliance with health, safety, security, and environmental standards.


• Support security teams in effectively handling customer, merchant, and visitor concerns, disputes, and conflict situations while minimizing operational disruptions.

Data Analysis and Reporting

• Gather, document, and analyze operational data and performance metrics.


• Prepare recommendations for process improvements based on operational findings and performance trends.


• Prepare and submit regular operational reports, including:


• Summary of Daily Operations Inspection and Monitoring


• Summary of Cost-Saving Initiatives and Projects


• KRA Setting and Monitoring for Operations Staff


• Monitor operational performance and support management in decision-making through accurate reporting.

Stakeholder and Merchant Coordination

• Coordinate with merchants, contractors, and service providers to ensure compliance with mall policies and operational standards.


• Support operational concerns and facilitate resolution of issues affecting smooth mall operations.


• Foster positive working relationships with internal and external stakeholders.

Team Support and Leadership

• Provide guidance and support to Operations staff in the execution of operational activities.


• Assist in monitoring team performance, productivity, and compliance with established procedures.


• Perform other duties and special projects as may be assigned by Management.

Qualifications:

Education:

• Bachelor’s Degree in Business Administration, Engineering, or any business- or technical-related course.

Experience:

• Minimum of four (4) years of relevant experience in Operations Management, preferably in the retail, mall, or property management industry.

Skills:

• Proficient in Microsoft Office applications, particularly Word, Excel, PowerPoint, and Visio.


• Knowledge of enterprise systems such as SAP, Oracle, or similar platforms is an advantage.


• Strong verbal and written communication skills, including presentation, facilitation, negotiation, and training.


• Good project management, planning, leadership, and people management capabilities.


• Working knowledge of business operations and financial fundamentals.


• Strong analytical, problem-solving, and stakeholder management skills.
