• Monitor condition, cleanliness, and presentation of mall premises and assets.
• Support preventive maintenance programs and routine property inspections of facilities.
• Identify deficiencies and coordinate corrective actions to maintain service quality.
• Assist in documenting and reporting health and safety risks affecting staff and customers.
• Coordinate with security and other stakeholders in managing incidents and emergencies.

About the role

The Associate Manager – Operations supports the Operations Manager or General Manager in overseeing the daily operations of the assigned mall property to ensure operational efficiency, safety, cost optimization, and the consistent delivery of high-quality property standards. The role assists in implementing operational strategies, policies, and procedures across Mall Operations, Safety and Security, Sustainability, and Facilities Management. The position also contributes to continuous improvement initiatives, risk management, preventive maintenance, and operational performance monitoring to maintain a safe, secure, clean, and welcoming environment for tenants, customers, employees, contractors, and other stakeholders.

Key responsibilities

• Assist the Operations Manager or General Manager in implementing departmental strategies, objectives, policies, and operational standards for the assigned mall property
• Support the day-to-day management and administration of mall operations, safety and security, sustainability, and facilities management
• Conduct and monitor daily mall inspections, including opening, mid-shift, and closing inspections, to ensure compliance with established operating procedures and property standards
• Coordinate with internal departments, tenants, contractors, and service providers to ensure the smooth and efficient execution of operational activities
• Monitor the overall condition, cleanliness, functionality, and presentation of mall premises, facilities, assets, and equipment
• Support the implementation of preventive maintenance programs and routine property inspections covering air-conditioning, lighting, building systems, equipment, and other critical facilities
• Identify operational deficiencies and coordinate appropriate corrective actions to maintain service quality and minimize disruptions
• Assist in identifying, documenting, assessing, and reporting health and safety risks that may affect employees, tenants, contractors, customers, and the general public
• Coordinate with security personnel and relevant stakeholders in managing incidents, emergencies, disputes, and other operational concerns
• Gather, consolidate, and analyze operational data, inspection findings, incident reports, and performance indicators to identify recurring issues and improvement opportunities

About you

• Bachelor's degree in Business Administration, Engineering, or any business-related or technical discipline
• At least three (3) years of relevant experience in operations management, preferably within the retail, mall operations, facilities management, or property management industry
• Proficient in Microsoft Office applications, particularly Word, Excel, PowerPoint, and Visio
• Familiarity with enterprise resource planning systems such as SAP or Oracle
• Knowledge of mall operations, facilities management, preventive maintenance, safety and security procedures, and operational cost control
• Ability to analyze operational data, prepare management reports, and recommend process improvements
• Strong leadership, planning, and organizational skills
• Effective oral and written communication, presentation, negotiation, facilitation, and training skills
• Sound analytical, problem-solving, and decision-making abilities
• Strong project coordination and people management capabilities
