Asticom Technology Inc in Cebu City is seeking a Senior Associate Manager — Mall Operations to lead day-to-day facility management and service delivery at Gatewalk, Cebu. You will ensure the mall operates safely and efficiently, creating a welcoming environment for tenants and visitors.

You'll oversee engineering, security, housekeeping, and tenant support, drive continuous improvement, and coordinate with vendors.

Qualifications

• Bachelor’s degree in Engineering, Business Administration, Property Management, or related field.
• 3–5 years progressive experience in mall, commercial, or mixed-use operations — with at least 2 years in a supervisory or lead role.
• Proven experience managing facilities, tenant relations, and cross-functional teams in a retail/commercial environment.
• Familiarity with building systems, maintenance practices, safety regulations, and local Cebu ordinances.
• Strong leadership, problem-solving, and decision-making abilities — calm and decisive under pressure.
• Excellent communication skills in English and Cebuano; able to engage effectively with tenants, staff, authorities, and visitors.
• Willingness to work flexible hours, including weekends, evenings, and holidays; respond to after-hours emergencies as needed.
• Experience in Cebu-based mall or property operations is a strong advantage.

ABOUT THE ROLE

We are seeking an experienced and forward-thinking Senior Associate Manager — Mall Operations to lead day-to-day facility management, service delivery, and operational excellence at Gatewalk, Cebu. You will ensure the property operates safely, efficiently, and consistently — creating a welcoming, reliable environment for tenants, shoppers, and stakeholders.

You will lead the operations team, coordinate engineering, security, cleanliness, and tenant support functions, and drive continuous improvement across all aspects of the mall experience.

KEY RESPONSIBILITIES

• Operations Leadership: Oversee end-to-end mall operations — engineering, maintenance, security, housekeeping, waste management, and tenant support — ensuring standards are met across all zones




• Facility & Systems Management: Monitor building systems, utilities, and critical equipment; coordinate preventive and corrective maintenance to minimize downtime and preserve asset value




• Tenant & Stakeholder Relations: Serve as primary operational liaison for tenants; address concerns, coordinate fit-outs, ensure compliance with mall rules, and foster collaborative partnerships




• Safety, Security & Compliance: Enforce safety protocols, emergency preparedness, and regulatory requirements; conduct regular inspections, lead drills, and maintain full compliance with local laws and company standards




• Team & Vendor Management: Supervise operations staff and contracted service providers; set performance expectations, conduct evaluations, and ensure timely, quality execution of all services




• Crisis & Incident Response: Lead on-site response to emergencies, disruptions, or incidents; coordinate with security, engineering, tenants, and authorities to ensure safety and rapid recovery




• Cost & Resource Efficiency: Monitor utility consumption, operational expenses, and budget adherence; identify conservation opportunities and implement cost-effective improvements




• Reporting & Documentation: Prepare daily/weekly operations reports, incident logs, maintenance records, and status updates for management; maintain complete and accurate documentation
