Job summary

Asia Smarthome Corporation seeks a Senior Architect to lead end-to-end architectural design, cost estimation, and project budgeting for luxury residential and commercial developments. You will bridge design vision with financial oversight and site execution to ensure on-time delivery within budget.

The role requires a licensed Architect with at least 5 years in design, budgeting, and design-build execution, plus proficiency in AutoCAD, Revit, and SketchUp.

Qualifications

• Bachelor’s degree in Architecture, with a valid professional license (Licensed Architect).
• Minimum 5 years of experience in architectural design, project costing, budget estimation, and design-and-build execution.
• Proven expertise in client management, cost engineering, BOQ preparation, AutoCAD, Revit/SketchUp, and construction project management.

Responsibilities

• Lead architectural design development, including drawings and interior fit-out specs.
• Oversee costing and financial control, BOQ, material cost estimates, and budgets.
• Manage client relations and coordinate stakeholders for design alignment and approvals.
• Collaborate with site engineers, interior designers, and subcontractors during construction.
• Conduct periodic design compliance inspections on site and address changes or VO's.
• Coordinate with procurement for high-end finishes, costing verification, and inventory.

Key Responsibilities

• Lead architectural design development, conceptualizing detailed architectural drawings, spatial layouts, structural plans, and interior fit-out specifications according to luxury client needs.
• Oversee costing and financial control, preparing a comprehensive bill of quantities (BOQ), detailed material cost estimates, project budget models, and value engineering recommendations.
• Manage client relations and stakeholder coordination, serving as the primary technical contact for project presentations, design alignment, budget approvals, and progress updates.
• Collaborate closely with site engineers, interior designers, and subcontractors to ensure design intent and quality standards are maintained throughout construction.
• Conduct periodic design compliance inspections on site and address design changes, variation orders (VOs), and engineering challenges promptly.
• Coordinate with the procurement team and vendors for high-end finish selection, material approvals, costing verification, and inventory control.
