Job summary

BASE Global Solutions is seeking an AU Residential Conveyancer to manage Queensland property transactions from instruction to settlement. You will handle sale and purchase files, monitor dates, and coordinate with clients and external parties to ensure smooth settlements.

Ideal candidates have Queensland conveyancing experience and know electronic platforms (PEXA/Snowball). This permanent work-from-home role supports Australian clients from the Philippines.

Qualifications

• Demonstrated Queensland residential conveyancing experience.
• Experience with sale and purchase files from instruction through to settlement.
• Experience with electronic conveyancing and settlement platforms.
• Strong written and verbal client communication skills.
• Sound numerical and settlement reconciliation skills.

Responsibilities

• Manage residential sales and purchases from instruction through to settlement and file closure.
• Prepare and review contracts, documentation, searches and property information.
• Manage contractual conditions and critical dates including finance, building and pest, deposits and settlement.
• Conduct and interpret relevant Queensland property searches and due diligence.
• Liaise with clients, real estate agents, solicitors/conveyancers, brokers, banks, government authorities and other transaction participants.
• Prepare settlement calculations, adjustments and documentation and manage electronic conveyancing/settlement platforms.
• Assist sellers with the Queensland Seller Disclosure Scheme, including preparation and verification of disclosure statements and prescribed supporting information.
• Maintain complete and accurate matter records, correspondence, file notes and client instructions.
• Identify risks early and escalation disputes, fraud concerns, unusual transactions or matters outside delegated authority.
