Job summary

D2B is seeking an experienced Off-the-Plan Conveyancing Specialist to review and assess Australian Queensland-based property contracts for clients in residential and commercial transactions. This role focuses on contract interpretation, risk assessment, and plain-English reporting under an Independent Contractor Agreement.

You will analyze disclosures, plans, by-laws, and developer documents, identify potential risks, and prepare clear contract review reports for purchasers.

Qualifications

• Proven experience in Australian conveyancing and property contracts.
• Strong experience reviewing off-the-plan contracts and related documentation.
• Solid understanding of Queensland property and conveyancing practices.
• Ability to identify contractual risks and explain potential purchaser impact.
• Experience interpreting complex contracts and identifying developer-favourable terms or special conditions.
• Excellent written English for client-facing reports.
• Attention to detail and ability to manage multiple reviews and deadlines.

Responsibilities

• Review off-the-plan residential and commercial contracts before signing.
• Review supporting documents including disclosures, plans, surveys, by-laws, and developer docs.
• Identify and assess key contractual, legal, financial and property risks from the purchaser's perspective.
• Explain terms in plain English and prepare clear contract review reports.
• Provide recommendations and amendments; negotiate with developers' solicitors when appropriate.
• Liaise with purchasers, developers and advisors; maintain records of instructions and negotiations.
• Hand over to the conveyancing team after contract signing; support with related matters.
