Qualifications

• Coordinate with internal departments, contractors, utility providers, and external parties on operations matters.
• Inform homeowners about property policies, construction guidelines, and community rules.
• Experience evaluating contractors, vendors, and service providers for maintenance and operations.
• Ensure proper inventory, accountability, and utilization of PMG assets and resources.
• Review PMG budgets, payment requests, and expenses for cost control.

Responsibilities

• Manage security, housekeeping, common area maintenance, utilities, and day-to-day property operations.
• Oversee PMG billing and collection activities including electricity, dues, turnover fees, and other charges.
• Monitor collection performance, delinquent accounts, utility consumption, and operational requirements.
• Establish and implement property management procedures, controls, and community guidelines.
• Develop long-range plans and strategies to realize goals and self-sustaining activities for the community.
• Oversee timely handling of homeowner inquiries, requests, and complaints.
• Coordinate with Homeowners' Associations (HOA) on community concerns and policies.
• Oversee unit inspection, quality acceptance, turnover, and homeowner orientation and documentation.
• Manage Pag-IBIG inspection and validation requirements and ensure deficiencies are resolved for turnover.
• Establish and monitor preventive and corrective maintenance programs and ensure timely repairs.
