Job summary

Viventis Search Asia is seeking a Property Manager to oversee day-to-day operations of a diversified portfolio, including commercial tenants and short-term rentals. You will own tenant management, guest experience, maintenance, and vendor coordination to drive occupancy and revenue.

This remote, executive-heavy role requires 3+ years in property management or hospitality, direct Airbnb/STR experience, strong written English, and proficiency with TurboTenant and Google Workspace.

Responsibilities

• Act as primary point of contact for all tenants and manage lease workflows, renewals, and documentation within TurboTenant.
• Track rent payments, delinquencies, and tenant communications via platform tools.
• Manage Airbnb inbox for guest communication, inquiries, and issue resolution.
• Maintain fast response times and high-quality guest interactions.
• Coordinate turnovers: cleaning, inspections, restocking.
• Handle guest issues, refunds, and escalations.
• Coordinate all vendors (cleaning, repairs, inspections, etc.) and ensure timely completion of work orders.
• Maintain operational trackers and dashboards in Google Sheets.
• Organize documentation (leases, SOPs, vendor info) in Google Drive.
• Provide regular updates on occupancy rates, revenue performance, tenant status, and open issues.

About the role

This role ensures smooth operations across tenant management, guest experience, maintenance, and vendor coordination. It is a high-ownership, execution-heavy role that directly impacts revenue, retention, and brand experience.
