Job summary

Private Advertiser is seeking an experienced Real Estate Administrator to maintain the company’s property portfolio, oversee inspections, and ensure compliance with taxes and legal requirements.

The role requires a business administration degree, preferably MBA/MBM, and extensive networking with brokers and government agencies; 20 years of relevant experience is preferred.

Qualifications

Responsibilities

• Maintains an inventory of all company real estate properties.
• Conducts inspections to ensure properties are in good condition and secure.
• Ensures timely payment of property taxes.
• Recommends rental/lease or disposal actions based on market conditions and cost/benefit analyses.
• Suggests ways to make non-productive properties productive and income-generating.
• Interacts with Real estate Brokers to negotiate leases or sales.
• Prepares sales contracts or Lease Agreements and ensures mutual fulfillment of provisions.
• Processes documents related to property sales and registers titles, paying taxes.
• Coordinates with lawyers and local authorities on property-related matters.

Job description

JOB DESCRIPTION:

• Maintains an inventory of all real estate properties of the company.
• Conducts inspection to ensure the property’s physical condition, maintains its cleanliness and ensures that it is not vandalized and free from squatters and trespassers.
• Ensures that appropriate real estate taxes for these properties are paid at the right amount and on time.
• Recommends action to be taken such as rental/ lease or disposal of properties based on real estate market situation and cost/benefit analysis.
• Recommends ways to make non productive properties productive and income generating.
• Implements approved actions by contacting and negotiating with Real estate Brokers who will offer the property for lease or sale.
• Prepares sales contracts or Lease Agreements and ensures that all provisions in the contract or agreement are mutually beneficial and fulfilled by both parties.
• Processes all documents pertinent to the sale of real estate properties and registers TCT’s or CCT’s with the Registry of Deeds and pays corresponding government taxes.
• Coordinates with Lawyers and Local Administrators when cases arise regarding the real estate properties.

QUALIFICATIONS:

• Graduate of a business administration course
• Preferably with Master in Business Administration (MBA) or Master in Business Management (MBM) degree
• With at least twenty (20) years of work experience in the administration and maintenance of commercial buildings and management of all types of properties.
• Must have established a reliable network with Real Estate Brokers and Government Agencies ( Fire Station, Registry of Deeds, BIR).
